"Our home is a converted granite barn in a small hamlet. The Barn is double glazed and has 3 ground floor double bedrooms, a boiler room with wc and hand basin, guest shower room, large well appointed family bathroom with spa bath, large farmhouse kitchen/diner and a large dining room. Separate outside access to the dining room offers the potential for self-contained 1 double bedroomed accommodation. Upstairs is an impressive (24 by 16 10 ) sitting room with vaulted ceiling and mezzanine library, woodburner and door leading to sun deck. br /The property has courtyard parking for 6 or so cars and was itself a dairy when the hamlet supported five working farms. Oil-fired central heating keeps our home warm and because of the wind turbine there are no heating and lighting costs; in fact the turbine income exceeds the total energy costs. Our annex has also generated a good income as a holiday let. It consists of an open-plan studio with high vaulted ceilings and well-appointed shower room. The annex has under-floor heating and a solar thermal panel. br /Outside is a well-stocked garden with specimen Cornish plants, leading to the polytunnel, productive raised beds and two paddocks with animal shelter and chicken run.br /We've been here for around twenty years and handled the original conversion. br /The hamlet has 13 homes and a small, well-kept dairy farm. The demographic profile of the hamlet is mixed with one farming family, some retired and semi-retired residents and younger working residents. br /The occupations of the younger residents include GP, osteopath, marketing, media and advertising. Over the last few years several residents have relocated from the south-east to get away from the chaos of commuting and enjoy all that West Cornwall has to offer.br /There are children in the hamlet who attend local primary schools in St Buryan (https://en.wikipedia.org/wiki/St_Buryan) and nearby St Levan (https://en.wikipedia.org/wiki/St_Levan) and there is transport from the village to secondary schools in St Just and Penzance. This peaceful hamlet is accessed down a regularly maintained farm lane and is in easy walking reach of St Buryan with its excellent sporting and social facilities and bus links. The village has a shop/post office, pub, two churches, garage, sports facilities, a community house and village hall.br /We are within a couple of miles of some of the best beaches in Cornwall and six miles from Penzance with its sleeper link to London and good restaurants.br /This is a great family home for anyone looking for rural peace, space, fantastic views and sunsets, clean air and the beaches and countryside that we have almost learned to take for granted. br /To see more of life in west Cornwall have a look at our annex web-site: Gwestva.co.uk"
