"A semi-detached house with a large garden, situated in a popular rural village. 3 Bedrooms, kitchen/dining room, sitting room, utility room, bathroom and separate WC. Front and rear garden. Views to the surrounding countryside. EPC Band F

SITUATION The property is situated in the popular village of North Hill. The village has an impressive church, well respected public house and village hall. 3 miles to the north lies the popular village of Lewannick with doctors surgery, primary school, shop and places of worship. 7 miles to the northwest lies the busy market town of Launceston with its comprehensive range of shopping facilities including 24 hour supermarket, doctors and dentist surgeries, fully equipped leisure centre and two testing 18 hole golf courses.
 
From Launceston one can access the A30 trunk road which links the cathedral cities of Exeter and Truro. At Exeter there is access to the M5 motorway network, mainline railway station serving London Paddington and well respected international airport. To the south lies the city port of Plymouth with excellent shopping facilities including department stores, deep water marina and cross channel ferry port serving northern France and Spain. DESCRIPTION A semi-detached, ex-local authority house with a spacious rear garden and views across to the surrounding countryside. ACCOMMODATION The spacious accommodation is illustrated on the floorplan overleaf and briefly comprises: an entrance porch leading through to the hallway with stairs leading to the first floor and doors off. The sitting room has a tiled open fireplace (not tested). DIRECTIONS From the A30, take the Pennygillam junction signposted to Launceston, and at the roundabout take the exit onto the B3254 (signposted South Petherwin). Follow this road through South Petherwin to the cross roads at Congdons Shop (approximately 4.5 miles). Continue straight across, signposted Liskeard. After just over a mile, at the brow of the hill, take the right hand turning signposted to North Hill. Follow the road through the village, passing the church and village hall and the property will be found on the right hand side.
