"A secluded detached residence with annexe in the beautiful Tamar Valley. Sitting room, dining room, kitchen/breakfast room, study, 3 bedrooms (one en suite), one bed self contained annexe, double garage, store, driveway, extensive gardens. EPC Band E.

LOCATION In a secluded and sheltered setting at the end of a long (220m drive shared with users), the property is in a most convenient setting. The nearby riverside villages of Calstock and Gunnislake both provide for most day-to-day needs including a branch line railway station connecting with the mainline at Plymouth. Calstock boatyard offers permanent moorings (subject to availability) together with a public slipway. The classic west country market town of Tavistock, with its notable boutiques and delicatessens, lies within easy driving distance. The town of Saltash has a Waitrose store on its northern outskirts.
 
In 2006 the Tamar Valley, which is designated as an Area of Outstanding Natural Beauty, was given World Heritage Status. An extensive array of wildlife habitats can be found in the steep gorges, meandering rivers, ancient woodlands and wetlands and the area is home to a number of rare plants, animals and birds.
 
The nearby Tamar Trail provides 25km of new and improved trails opening up parts of the Tamar Valley that were previously not accessible to the public, most of the trails are multi-use for walkers and cyclists and some are also available for horse riding.
 
The wide expanse of the Dartmoor National Park and the glorious Cornish coastline also provide boundless leisure opportunities.
 
The City of Plymouth includes a large and thriving university along with an historic waterfront with many cafes, restaurants and antique shops centred around the cobbled Barbican quayside. Plymouth also boasts a mainline railway station (Plymouth to London Paddington 3 hours) and a cross channel ferry port with regular crossings to France and Northern Spain.
 
There is excellent schooling in the area with Kelly College and Mount House School at Tavistock and also Plymouth College. DESCRIPTION This detached residence offers spacious and flexible accommodation and is currently configured as a spacious 3 bedroom residence with self contained one bedroom annexe on the lower ground floor. OUTSIDE The property is approached over a long unmade lane (shared with other users and with shared maintenance liabilities) in turn leading to a private driveway which provides parking for many cars and leads to the integral double garage. From the garage doors provide access to three very useful store rooms and the self contained annexe. The gardens are extensive totalling approximately 0.5 acre and comprising lawned areas interspersed with mature trees and shrubs. Immediately adjacent to the house there is a large paved patio 35' x 20' and the whole of the gardens enjoy a fine outlook over the beautiful unspoilt landscape of the Tamar Valley. Pass through the village of Gunnislake to turn left immediately before reaching the bridge over the River Tamar. This is now a private driveway shared with a number of other users and Jemanus will be found at the end of this driveway on the left hand side.
