"Non-estate detached family house set on the town outskirts with southerly rural views. Two reception and three bedroom accommodation with gas central heating and double glazing. Gardens, shed, summerhouse, garage and parking.

SITUATION
The property occupies a non-estate location on the southern outskirts of Callington and enjoys a mainly southerly aspect with views over the countryside beyond the town. From the property there is a fairly level walk into the town centre which is just over 1/2 a mile where there are the usual town facilities, health centre, etc. with recreational facilities including town bowls and cricket club. Callington is on the A390 and A388 roads which gives access to the neighbouring town’s of Tavistock, Launceston, Liskeard and Saltash which are all within some 10 miles, whilst the city of Plymouth is some 15 miles away.

DESCRIPTION
The property is of reasonable proportions and whilst having mains gas central heating and double glazed windows the property would merit from upgrading and decoration.

ACCOMMODATION
The property is approached off a slip road which serves just a few other dwellings and being the last one along with double gates opening onto a driveway with Canopy Porch to the property. Patterned glazed door leads into Entrance Hall having staircase off, circular window to the front and glazed doors to the kitchen and sitting room. The Sitting Room has an open fire with tiled surround, ceiling and wall light points, large window to the front and opening through to the Dining Area with window overlooking the rear garden and further obscure glazed door to the kitchen. The Kitchen has a range of basic units with double drainer stainless steel sink unit, cooker space with gas and electric points, built-in shelved double cupboard and under stair storage plus half glazed door to Side Passageway linking the front and rear gardens and doors to garage, W.C. and utility room. The Garage has up and over front door, contains the gas meter and electric trip fuses, light and power is connected and a side window. Utility Room with deep white glazed sink, built-in cupboards and window to the rear.

Staircase with handrail ascends to the Landing with window to the side, cupboard containing the Worcester gas fired boiler for central heating and domestic hot water, hatch to roof space and all first floor rooms directly off. There are Three Bedrooms, two of which have built-in furniture including the main bedroom which is at the front and from where there are open views to the countryside beyond the town. The Bathroom has fully tiled walls with three piece suite having a shower attachment to the bath and fitted shower curtain, built-in shelved cupboard and obscure glazed window.

OUTSIDE
The property has an enclosed front garden approximately 58’ x 18’ (17.68m x 5.49m) comprising lawn areas with small trees and shrubs either side of tarmac drive which provides parking in front of the garage. A hand gate to one side opens onto a paved path with lean-to Shed to the side of the garage and gives access to the rear garden which measures approximately 30’ x 24’ (9.15m x 7.31m) having paved area across the rear of the dwelling. There is a further garden area to the side of the property with block wall to the front garden, provision for rotary drier and containing a Summerhouse 9’ x 6’ (2.74m x 1.82m).
