"Number 74 Moor Park offers a UNIQUE OPPORTUNITY to purchase a POTENTIAL DEVELOPMENT SITE within central Clevedon. The dimensions of the plot are approximately 24 metres wide, which include the same road frontage, and around 42 metres deep. At present there is a four bedroom detached 1950's bungalow with double garage that sits on this site. To our knowledge there have been no formal attempts to apply for planning however we hold a letter dated the 7th November 2006 from the then Director of Development and Environment for North Somerset agreeing in principle to the demolition of "Wrangle" (The bungalow) and the redevelopment for housing in accordance with the national and local planning guidance. Within this letter there is an agreement in principal to 4/5 terrace houses complete with an attached plan which was sent to my clients with a sketch of 4 terraced houses, this is of course subject to planning consent being granted. In 2006 Pye Home Limited developed immediate to the west side of this property on adjoining land and also to the southern side of adjoining land with a development of houses and flats. We currently have plans drawn up for a development of 10 1 bedroom apartments although we feel a greater variety of properties would be better suited or as terrace of houses.

Background
Wrangle Bungalow was built in the early 1950's on what was then part of the former Wrangle Farm, situated between middle Yeo river and the Moor Lane, Clevedon. The farm was sold for redevelopment in the 1970's creating what is now Moor Park. All of this development comprises two storey, 3 bedroom terrace houses. An area of land immediately to the south and west of "Wrangle" was developed in 2006 with a total of 27 dwellings.
