Description

14 Grange Park, affectionately known as Montbrison is a detached family house of immense character and charm, constructed in the late 1920 s by the Voke family and displaying plenty of its original detail. The present owners have been in occupation since 1987and a number of enhancements have been made during their lengthy tenure. Built from brick and rendered elevations under a Brosley tiled roof, double glazed casement windows have been installed throughout in addition to a comprehensive heating system. The gardens extend to approximately one acre, are level and incorporate advantageous sun terraces, a swimming pool, summer house and garden store. Bult by Vokes the property displays classic traits with a host of Oak on offer in addition to claygate and minster fireplaces.

The reception hall is the central axis with Oak panelled walls and beamed ceilings and a corner fireplace. An Oak woodblock Herringbone floor is displayed and two of the principal rooms lie directly off. The drawing room is triple aspect with double doors onto the terrace and garden and there is a further fireplace with open flu. The sitting room has a shallow bay and there is also an intimate study or snug. The kitchen breakfast room is the heartbeat of the home, beautifully appointed with a limestone tiled floor, there are polished granite work surfaces and a central island with breakfast bar and a range of wall and base units. Integrated appliances include a mercury gas range cooker, an additional electric oven, a Fischer and Paykel larder fridge and freezer and there is also an integrated dishwasher. Beyond and added at a later stage is the dining room which historically has been a playroom. Beyond and on the lower mezzanine there is a cloakroom, boot room, utility and home office. The first floor features five bedrooms with a galleried landing and there is a sizeable loft space with retractable ladder. The principal and guest bedrooms both feature en suites and built in wardrobes. The remaining three bedrooms are well served by a comprehensive family bathroom.

Outside and to the front there is a gated in and out drive with plenty of hardstanding and car parking, this has been block paved and provides direct access to a triple car garage with a large loft over. The front garden has been landscaped with a small lawned area which is well lit and there are established ornamental trees and shrubberies which provide a good degree of privacy from the road. The rear garden is significant and the plot extends to approximately one acre in its entirety. There are two terraces directly off the drawing room and kitchen, the latter being two tiered and there is a significant level lawn beyond with curtilages heavily planted providing excellent privacy.

The swimming pool complex was added with a lounging area in front and there are changing facilities as well as a summer house. There is a separate store for garden implements. Beyond the pool is a small orchard.

Location

Grange Park is considered one of the premier roads in North West Bristol, wide and tree lined and providing close links to the wide array of amenity available from Henleaze including a Waitrose, gastro pubs and Little French, a highly regarded restaurant. There are also coffee shops and pubs.

Schools are well catered for with both state, independent, primary and secondary available. Badminton and Redmaids High are in proximity. There are also many sporting endeavours available including a golf course, health and leisure clubs as well as the 400 acres of recreational space of Durdham Downs.

For the commuter the A4018 provides a direct link to not only the motorway networks M4 and M5 but also Bristol s commercial centre.

For national travel there is an excellent rail service available from Bristol Parkway to the wider country and for international travel, Bristol Airport is approximately 10.2 miles distance with flights to a number of European and some long haul destinations.
