"LEASEHOLD Occupying the top floor of the elegant, grade II listed, Georgian building, the apartment offers bright and characterful accommodation. The main living area is informally split into two zones with both a sitting room and dining area. This room is full of character due to its unusual ceiling detailing, giving it a n++loft apartmentn++ feel and the extensive bank of windows, which occupies the entire width of the facade, providing the most spectacular framed view over the rooftops and trees of Clifton Village taking in many of its fine landmarks including the Bristol Cathedral, the Water Tower on the Downs and much of Bristoln++s eclectic architecture. This bank of windows also provide this whole apartment with an abundance of natural light. The dining room opens beautifully onto the kitchen via a double opening glazed doors. The kitchen is a solid wood construction with a wooden worktop and has a number of integrated appliances including a gas hob, Belfast style sink, oven, pantry units and space for a fridge/freezer, dishwasher and washing machine. It has a further large window with aspect view over the adjacent roof terrace and hardwood floor complementing the kitchen units.

Situated at the rear of the apartment, you will find the two bedrooms. The master bedroom again has interesting ceiling detailing as well as a rear facing window with views over the stunning n++Pro-Cathedraln++ and towards the Dundry Hills in the distance. The en suite shower room has natural light providing by ceiling Velux. The adjacent double guest room also provides space for wardrobes, side tables etc as well as a cupboard, housing the gas fired boiler and emersion. This utilises the family bathroom, which has a three piece suite with slate flooring. There is also an excellent storage cupboard in the hall, an ideal space for hovers, coats etc. This lovely apartment is made that much more spectacular due to its spacious roof terrace, spanning the entire depth of the building. Roof terraces are incredibly rare and ones of this size in this location make this a real find. The roof terrace offers ample space for a table and chairs, a barbeque, potted plants as well as numerous sunbathing spots. The view is also spectacular taking in the Wills Memorial Building, Lansdown Hill towards Bath and swaths of South and North Bristoln++s skyline. Privacy is super, as is the convenience of the nearby facilities.

Situation
Located on a 'one way' street the apartment is surprisingly tranquil and has wonderful viewings from all windows. Its superb location means it is close to the many amenities of Clifton Village, The Triangle and Park Street including a Waitrose at the end of the road."
