"A stunning and most attractive five bedroom, stone built, detached, family home nestling in a select small development in this ever popular village of Down Ampney. This delightful residence enjoys a private setting in a generous size plot and has an attractive outlook to the rear. Enjoying a lovely tucked away position the property is well placed with good access to a wide range of amenities, facilities and some breath taking countryside walks.

The well proportioned light and airy accommodation is approached via an entrance porch which leads into the welcoming entrance hall with stairs to the first floor, an under stairs cupboard and a door to the cloakroom. The sitting room has an attractive stone fireplace with an open grate, enjoys a dual aspect and has French doors leading into the garden. Double doors lead into the dining room which again has French doors into the garden and has doors leading back into the main hallway. There is a very useful downstairs office. The kitchen breakfast room has been refitted with a generous range of wall and base units with working surfaces over, a corner larder unit, a tall cupboard, integral appliances, and an electric four oven Aga. Double doors lead into a snug where there is a feature gas fireplace and French doors leading out into the garden. A door from the kitchen leads to the utility room which is of a good size and has French doors leading into the side garden.

At first floor level the galleried landing has a walk in airing cupboard and leads to the five bedrooms and the main family bathroom, which includes a bath and a separate shower cubicle. The master bedroom has the added benefit of an en suite bathroom with a separate shower cubicle and three fitted built in wardrobes. The second bedroom also has the added benefit of an en suite shower room and a fitted built in wardrobe. From the landing, an electrically operated loft ladder gives access to a generous partly boarded loft.

Down Ampney is a small village located on the edge of the Cotswold Water Park. The village facilities include a primary school, post office shop, village hall and village green, children s play area and tennis courts. The village is surrounded by lovely countryside and is ideal for walking, riding and cycling. Just south of the village is Cricklade s North Meadow, which is now a National Nature Reserve, and home to the rare Snakeshead Fritillary which flowers in April. The village is at the southern gateway to the Cotswold Water Park, which offers sailing, water jet skiing, fishing, and bird watching.

Down Ampney gives easy access to Swindon and Cirencester, offering excellent transport links with a mainline station at Swindon for direct trains to London and the south west and motorway connections via the A419 to M4 and M5.

The market town of Cirencester is often referred to as the Capital of the Cotswolds . It is ideally located with the M4, M5 and M40 A40, the mainline train station at Kemble and excellent bus and coach links all within easy reach.

Cirencester benefits from high street stores, independent specialist retailers, and a weekly market. There are also several delightful bistros, cafes, wine bars and public houses to suit all tastes. Cirencester boasts a community hospital, leisure centre, arts and craft centre, award winning museum, a theatre and a lovely outdoor swimming pool. Nearby there is golf, tennis, riding, football, rugby and cricket, and within the town a bowls club.

There are excellent primary and secondary state schools and a sixth form college campus. There are also good independent schools in the surrounding areas. The Royal Agricultural University is located just outside of the town and the area has numerous open green areas to visit for picnics and walks"
