GUIDE PRICE ?575,000 - ?650,000

Wow, what an opportunity. The views, the plot, the floor space are all crucial features for this individual home.

A true, one off property requiring some creative input to reinstate it to the fine residence that it could undoubtedly be. Situated on a gorgeous plot of just under 1.5 acres (as advised by the vendor) and with views across the county that will quite simply take your breath away.

The property is located on Warren Road, Bluebell Hill and we are informed by the current owner that it was originally a two storey dwelling conceived in 1952 by an architect looking to create his own self build. At the time the property was known as Stacks Cottage and consisted of what is now the lower ground floor and half of the current ground floor. By the early 1980's the property had changed hands to another architect, who in 1983 brought about a quite dramatic double storey extension to the rear of the property, creating a third floor of accommodation which showcases the stunning views beautifully from three full width patio door sets, one from each of the three rear facing rooms. The property name was changed to Winnetka, a name that comes up in various locations across America but the link between the two is unknown.

The current owners acquired the property in 2001. Over the course of their ownership the property was partly developed into a veterinary practice, with the top floor retained as a self-contained apartment.

So with each owner, the property has evolved and now the current owners feel the time is right for it to evolve again. This is an exciting opportunity for a new owner to write their own piece of history to add to the propertys archive. With over 3000sq ft of floor space, you will have plenty of history to make!

With the property built into the side of a hill there are entrances on all levels with the bulk of the accommodation to the middle level. When the property was converted, there were a lot of partition walls added and many of these could be removed to create much larger rooms. The floorplan we have created shows the house as it is currently. A further floorplan detailing how the property was before it's most recent changes is available on request. It is also felt that there could be the potential to create quite a sizeable roof terrace over the top of the ground floor accommodation, accessed from the patio doors from each of the three rear facing top floor rooms. This would provide the perfect outdoor space for entertaining and enjoying the views.

The grounds the property nestles in are mature and wonderfully inviting. Within the approximate 1.5 acre plot there are a variety of outbuildings including garaging, office and studio space with shower and kitchen facilities plus more than ample parking for a multitude of cars. The plot is laid out with the majority of the formal garden to the front, with the property set towards the back and with woodland behind it.

This is a chain free purchase and we strongly urge all interested parties to contact us for further information and to arrange an accompanied viewing."
