GENERAL DESCRIPTION

Gwynfryn is rooted in its Edwardian history as a traditional Ceredigion Smallholding overlooking Cardigan Bay. The fine gentlemans residence of comfortable proportions was refurbished in recent times to provide for all the modern day needs but with a retained wealth of original features. In its current form is provides for 6 or 7 bedrooms with en suite facilities therefore perfect for a large family or a small B&B or Guest House and with one of the ground floor rooms currently used as a double bedroom with a nearby bathroom makes it ideal for an elderly relative. Alternatively the Orangery and adjacent outhouses provide an ideal prospect for conversion to a self-contained living unit or indeed holiday letting unit (subject to obtaining the necessary consents).

Gwynfryn has been developed by its current owners to be an almost self-sufficient holding producing fruit and vegetables of all shapes and sizes and a good supply of lamb and poultry. There is also 5 acres of woodland for fuel and of course there are flowers too!

In 2003, Gwynfryn opened its gardens under the National Garden Scheme and they were surprised by the level of interest now in growing food and self-sufficiency. Alternatively the land could also be used for pasture paddocks for those wanting to concentrate on rearing livestock or indeed for equestrian purposes and in addition the woodland is not only used for firewood/fuel but is also rich in wildlife with Red Kites nesting in the woods.

Across the road is a walled-in pathway providing a short walk down to the coastal path where you can walk eventually to Aberystwyth or south towards Aberaeron passing the medieval lime stone kilns of Llanon.
