"The current owner has cared for this property for over 15 years but now it's time to move on. It's in fantastic condition throughout having recently been redecorated, and with carpets and kitchen floor coverings having been replaced. It will make a wonderful home for a young family, professionals or those downsizing. Situated in the popular area of Downley Heights, less than a mile to the northwest of High Wycombe town centre with it's excellent selection of shops, entertainment and leisure facilities, along with a mainline station providing fast and frequent services into London Marylebone (25 minutes) and Birmingham Moor Street (75 minutes). A mile in the other direction is the old village of Downley itself, with a good selection of local shops, traditional pubs and easy access to some amazing Chiltern countryside.

As you enter the property from the private parking space through the modern front door you'll find yourself in the wide hallway, with the downstairs cloakroom immediately on your left and the entrance to the kitchen diner on your right. Ahead are two half flights of stairs. The first leads down to the lower ground floor, where, past the under stairs cupboard and back door, you'll find a lovely sitting room overlooking the valley. The staircase on the left leads up to a landing and on to the master bedroom, again with the same far reaching view to the south. From the first floor landing another half flight of stairs leads to the second bedroom on your left and family bathroom straight ahead, and the airing cupboard on your right.

As well as some excellent room sizes this home also offers a secure shed at the front of the property and another to the rear, accessed from the garden. With the under stairs cupboard and extensive loft space, accessed via a hatch in the second bedroom, lacking in space and storage is certainly not a criticism that can be levelled at this home.

Outside the front there is a small lawned area alongside the driveway. Through the back door steps lead down, past the basement shed, to the enclosed back garden. With a southerly aspect and a clever design so it's not overlooked, it's a great space to relax and unwind. It's mainly laid to lawn but with some attractive flower beds and established shrubs. There is also a secure garden gate which allows access to a footpath that leads quickly down to West Wycombe Road.
