Description

Lycaena is a unique opportunity to acquire a mid century modern home situated in an elevated position, with views of the Hambleden Valley. The previous conservatory has been replaced with a proper structure to create a home gym, which could also be used as a fifth bedroom with doors onto the courtyard. A separate utility sits behind the gym with a new heat pump for heating in living areas and all hot water.

All four double bedrooms are well proportioned and have been designed with privacy in mind at the front of the home. The principal suite has been re configured with an en suite shower room and new double doors onto the courtyard, with views from your bed directly through the home to the valley. The family bathroom, en suite and cloakroom have been all been refurbished with new Tom Dixon fittings.

Both the front door and garage have been replaced and thee double garage has two separate storage areas, both with integral access to the main house and also has an inspection pit for any potential work needed on vehicles and parking for two vehicles.

Outside
The home sits on an approximate 0.26 acre plot with gardens to the front and rear. To the front Lycaena is approached via a wooden gate and has been manicured with borders, shrubs, hedging and a shingle driveway with ample off street parking. To the rear the garden is predominately laid to lawn with a small patio area located directly off the kitchen dining room. The garden is southerly facing and offers wonderful views of the Hambleden Valley.

Lycaena is superbly placed at the top end of the Hambleden Valley in an elevated Chiltern Hills location. It is a semi rural location which has far reaching southerly views back across the Hambleden Valley. Road and rail links locally are excellent with fast access to both the M40 and the M4 and with a main line station at High Wycombe providing regular services to London Marylebone . Lane End and Stokenchurch provide good local shopping facilities with more extensive shopping and recreational Facilities available at both Marlow and High Wycombe and Henley on Thames.

From Bell Street proceed over the roundabout onto the Marlow Road A4155 . Follow the road until you approach the Hambleden Mill and turn left onto Skirmett Road. Continue along this road through Skirmett and along Fingest Lane. Bear right through Fingest and past The Chequers Inn on the right hand side and proceed to the top of the hill at Bolter End. At the T Junction turn left onto the Marlow Road B482 and take a sharp left onto Church Road just after the Cadmore End primary school. Follow the road for approximately 300 yards, past the cricket club and Lycaena will be found on the right hand side."
