"An attractive detached family house built in 2001 comprising an approximate gross internal area of 4,388 square feet excluding the garage, presented in lovely decorative order.   The property is set behind its own gated entrance in one of the sought after roads within the Golden Triangle of Beaconsfield's new town.

The house is entered via its central front door into a spacious entrance hall of over 26' in depth.   Double doors open into the principal reception rooms.   The sitting room has a dual aspect with feature fireplace and double French doors to the southerly aspect rear gardens.   The informal reception room and dining room to the front of the house both have attractive bay windows.    The study has a rear aspect with bay and doors to the garden.    The kitchen/breakfast room provides the hub of the house with defined zones that become the heart of this family home.   The kitchen has a comprehensive range of floor and wall mounted units with granite work surfaces and integrated Miele appliances to include microwave combination oven, main oven, warming drawer, coffee maker and extractor fan and Amana American style fridge/freezer; the central peninsular provides further storage and workspace. The breakfast area also becomes an ideal family space.   The utility room and cloakroom complete the ground floor accommodation.

Stairs rise to the central landing with the master bedroom suite with sitting room, en-suite bathroom and fully fitted dressing room.   The two further bedrooms on this floor both benefit from en-suite facilities.

The second floor provides three further bedrooms, one en-suite, and the family bathroom services the other two bedrooms.

Situation
The house is set behind its own gated driveway, forming part of a selection of high end, individual residential houses, accessed from Burkes Road, Beaconsfield's premier road in the Golden Triangle. The town has an extensive selection of shops and a mainline railway station with a regular commuter service to London Marylebone. The area is renowned for excellent schooling and falls into the catchment of a number of very good schools, both state and independent.

Outside
The property is approached through a gated, gravelled driveway providing parking for several vehicles and access to the triple garage.    The rear garden has a southerly aspect mainly laid to lawn with mature trees and shrubs providing height and colour throughout the seasons.    The patio runs adjacent to the rear of the property with the French doors opening from the sitting room, study and kitchen/breakfast room so the house and gardens blend to become one space ideal for fine weather entertaining."
