DESCRIPTION The Spinney is a superb village house that resides at the end of a small exclusive lane in a slightly elevated location providing truly magnificent and panoramic views. The property has been dramatically remodelled and extended by the owners and it is now one of the most prestigious addresses in Waddesdon. The Spinney is imposing yet welcoming and attractive with a handsome entrance and facade and a mature half acre plot. The front porch is PVCU double glazed with a door then into the accommodation which throughout is beautifully presented and decorated with lots of natural light, the architraves and skirtings are American ash and there are some extremely striking rooms. The reception hall has a tiled floor which continues into both the kitchen and dining areas, off the hall is the staircase, a cupboard for coats and boots and a cloakroom which has a black ceramic floor, wc and wash basin upon a vanity unit. The sitting room is an impressive space with an open plan ante room housing built in bookcases and a bay with doors out to the garden terrace. The main sitting area has a panelling effect to the lower walls and a remote controlled contemporary inset real flame gas fire; there is a dual aspect, the rear with a window seat to take in the view which looks across to the Quainton hills. The dining room also has an outside door and the study is well equipped with desks, drawers and cupboards constructed of maple. The kitchen is American ash with wide 3ft laminated coral work surfaces and brushed chrome surrounds. There is a central island with a wine rack and power points and integrated into the kitchen units are a dishwasher and fridge/freezer. Remaining is a Rangemaster cooking range that has five gas burners, hotplate, two ovens and a grill. Above is an extractor hood. The breakfast area has double doors out and again captures the views. Beyond is a family or playroom. The utility provides space for othe r appliances such as washing machine and tumble dryer and contains the boiler. The upstairs is from a dog leg staircase and mid landing is a double rear aspect and storage cupboard. To the left is a guest suite comprising of a dressing room, shower
room, further dressing room or bedroom five and then the main itself with a part vaulted ceiling. The two latter rooms have handmade shutters to the windows, a charming feature which is repeated in the remaining chambers. There are two more bedrooms, a smartly fitted family bathroom and at the far end a stunning master where the ceiling again is in part, vaulted, and has the panelling effect to the walls. Large sliding doors open onto a 30? x 12? railed balcony. There is a walk in wardrobe and luxurious en-suite with wc, freestanding roll top bath, double width cubicle with both an electric hand held and overhead shower and coloured glass Jack and Jill wash basins set on cupboards. The floor and walls are tiled, the former in porcelain.

OUTSIDE The approach is from a small lane up to tall wrought iron electric gates which open to a circular in and out driveway that has parking. In the middle is an apple blossom tree encircled with grass which is in turn edged with brick paviours and box hedging. There is a side lawn and the borders have flower beds and trees. Flanking the house are garages, both with electronically operated roller shutter doors and benefitting from lighting and lots of power points. The far garaging incorporates a walkway to the rear, off of which is a shed/store and also a workshop. The bulk of the garden is to the rear and comprises of manicured lawn, shaped flower/shrub beds and a sprinkling of mature trees. There is a pond with a seating platform and nearby a summerhouse. Off the breakfast room is a decked terrace under a veranda which then becomes paved in two tiers from the dining and sitting rooms. There is an area of raised sleeper growing beds, a greenhouse and a chicken coop within a wire fenced pen. The aspect is tremendous, holding a panoramic vista for many miles over the countryside and neighbouring villages.
