"DESCRIPTION
15 New Street is a period house dating from the early 1900-s and it retains many features associated with the Edwardian era. The sash windows are still in situ through much of the property as are the original fireplaces. There are high ceilings, tall skirting boards and stripped pine doors, all of which combine to provide an elegant and authentic interior.
From the hall are the two reception rooms, the sitting room with a bay window and a woodburning stove set into the fireplace. The dining room, also with a fireplace, has painted floorboards and an understairs cupboard and leads into a kitchen. This room is fitted in cream units and wooden worktops. Spaces are provided for white goods and in the old fireplace is a void for a range or aga. The bathroom has a white suite of wc, wash basin and freestanding roll top bath, panelling being around the walls of the latter. The furniture is chrome including a telephone style mixer tap and hand held shower over the bath. Off the kitchen is a boot room, currently timber construction and in need of refurbishment but its footprint would provide a ready extension to the kitchen.
Upstairs are three double bedrooms, the main bedroom being a particularly good size and dual aspect. All have their fireplaces remaining and a cloakroom is on the first floor serving the bedrooms with a toilet and wash basin.

OUTSIDE
Down the side is access to the rear. A brick path takes you to an arched entrance porch and the frontage is shingled.

The delightful gardens extend to approx. 110ft in depth, the majority of which is lawn with well stocked flower and shrub beds and borders. By the house is a stone chip and slab patio, another seating area and shed can be found halfway down, and towards the end of the plot are a sprinkling of trees. The backdrop is open countryside.

AGENTS NOTE: Obviously it would be subject to the necessary consents but there is the possibility of making the kitchen larger beyond the outline of the boot room and if that extension were two storey it could create a bathroom and ensuite or another bedroom on the first floor.
