"DESCRIPTION
The deeds for Sunny Hill date back to 1734 when it served as 2 farm labourers cottages. In the mid 1900?s it was owned by the village roadman and when the current owners purchased the property in the 1970?s they found tolls and items in the outbuildings that suggest it may have been used by a cobbler.
Said current owners comprehensively refurbished the house extending the accommodation during its modernisation and adding the dining room in more
recent years. The elevations of Sunny Hill are very attractive rendered walls beneath a clay tile roof and the interior does not disappoint with an array of
exposed beams and timbers and latched doors.
From the main door is the reception hall that features the brick and stone back of the inglenook fireplace and has a leaded interior window into the sitting room. The staircase is in the corner and the hall is large enough to incorporate a study area. Off to the right is a charming sitting room with a triple aspect and the handsome inglenook housing a cast iron multi fuel woodburning stove and a clay tiled hood. Beyond the hall is an inner lobby where there is a utility closet and a door to the workshop, the lobby has a Travertine limestone floor which continues through the kitchen, dining room and cloakroom; the latter containing a wc, wash basin and shower cubicle with an overhead shower. The kitchen and dining room are open plan, the dining area a half decagon shape
overlooking the frontage. The units in the kitchen are painted wood and have concealed lighting, the worktops are a marble effect and there is both a shelved understairs walk in cupboard and a pantry. Remaining is an electric Aga comprising a simmering oven and plate, baking/roasting oven and a boiling plate, each plate covered by heavy domed insulating lids. In the void above is an extraction system. At the rear of the house is a boot room that doubles as a second kitchen. It has a sink, cupboards and worktops, spaces for a washing machine and dishwasher (commensurate plumbing), fridge/freezer and cooker. This is where the boiler is located and a door leads out to the garden.
On the landing is the loft hatch and below the window is room for a desk. There are four bedrooms, three doubles and a decent single and all have part vaulted
ceilings, the principal bedroom with a fully vaulted ceiling, a dual aspect and the chimney breast. The bathroom is nicely fitted, it has a white suite, tiled floor, vanity units and a telephone style hand held shower attachment over the bath which also has a shower screen.

OUTSIDE
The gravelled driveway can accommodate 5 or so vehicles and sits behind a five bar gate and a high wall. To one side is more gravelling and a rose garden, and to the other a pleasant lit courtyard.
At the back of the house is a paved patio bounded by a dwarf wall that has inset lighting. A few steps rise up to the lawn that is dotted with mature trees and has a brick path through the middle that works its way to a vegetable patch, greenhouse and one of two sheds. At the end of the lawn resides a large raised bed of flowers and shrubs and then a seating area enjoying an unbroken view across the neighbouring farmland, there is a further shrubbery/flower bed at the side of the lawn. The garage/workshop has a concrete floor, personal doors front and back, and power and lighting. Adjacent is a covered log store and an external power point.
