DESCRIPTION Laburnum Lodge enjoys an excellent location on the fringe of the village looking over a green and unbroken countryside beyond. There is an impressive contemporary kitchen fitted out in hi gloss grey and white soft close units including a pull out larder. The silestone worktops provide a breakfast bar and incorporate a one and a half bowl sink. Concealed above counter lighting is complimented with multi coloured function LED floor and cupboard lighting. Integrated are a Siemens dishwasher and fridge/freezer, a washer/dryer is also built in. The Neff oven and grill has a hide and slide door and over the induction hob is a Neff extractor system. There is Karndean flooring. The first floor is approached from a dog leg staircase with a window on the half landing, in the loft is a light. The master bedroom suite takes in a walk in wardrobe and bathroom, the bath having a hand held shower. There are three further bedrooms and a family bathroom, the bath this time with a screen and power shower.

OUTSIDE At the front is a boundary wall and a five bar gate between brick piers. Gravelled parking covers the area to the garage and down the side en route to the paddock.

The garage is detached with a concrete floor, power, light and both a roller up and over door and personal door.

At the rear is a stone patio then a lawn in which resides a garden seat. Adjoining is an acre of level pasture, stock proof fenced and containing a wildlife pond.
THE YARD: A large concreted apron is in advance of a timber stable block with a brick base. One of the two loose boxes is foaling size and adjacent the tack/day room is a hay barn. Both boxes have rubber matting, the larger with an auto drinker and back door. Mains electricity and water are connected and the block is well lit. Behind the stables is a shed and a water point is laid on halfway down the land.
