"Situated in an enviable location in this desirable hamlet close to Amersham and overlooking the village green and cricket pitch, this charming cottage is presented in fine decorative order, having been updated and extended in recent years to provide versatile and flexible accommodation. Approached through a picket gate, a storm porch shelters the front door, which leads into the entrance hall. To the left, the sitting room has an open fireplace with the original pretty Edwardian surround and a bay window. The kitchen, with an engineered hardwood floor, was custom built by John Lewis of Hungerford in 2015. It comprises painted solid wood units with granite surfaces, including an island unit with gas hob, an integrated oven, dishwasher, fridge freezer, washing machine and wine cooler. The brick fireplace has been transformed into a most attractive glass fronted cabinet with shelving. From the kitchen, the house has been extended to the rear to provide a family room with glazed double doors out to the terrace and garden. There is a cloakroom with wc and hand basin under the stairs. On the first floor, the master bedroom has views over the garden and an en suite shower room. A further double bedroom to the front of the house has an original open fireplace. There is a single bedroom and a further room suitable as a nursery or a study. The family bathroom has an over bath shower. The spacious loft, accessed by a ladder from bedroom two, is fully boarded with power and a window plus eaves storage. An airing cupboard provides storage on the landing. The house benefits from gas central heating and part double glazing.

Situation
The property is located in the picturesque hamlet of Penn Street, opposite the village green and cricket pitch. The village has a junior school, two public houses, a renowned Church with its landmark steeple and a pond. Penn Woods are very close to the property and offer great country walks. The nearby towns of Amersham and Beaconsfield provide a comprehensive range of shopping and varied ameneties together with excellent schools at primary and secondary/grammar level. For the commuter, Amersham station has Metroploitan Line services to Baker Street and The City and also Chiltern Line Services to Marylebone, both in Zone 9. The M40 at junction 2 (Beaconsfield) is some 7 miles distant, connecting to London and the M25.

Outside
The cottage is approached from the front by a path through a small front garden, which is partly paved and screened by a mature beech hedge to give privacy. There is a path beside the house leading to the rear garden. At approximately 150 feet long and with views to farmland beyond, the garden is a delightful feature of the property. There are timber panel fences to both sides with the majority of the garden comprising grassed areas. A timber garden shed provides useful storage. To the rear and side of the house, a paved terrace is ideal for outdoor dining and entertaining."
