"Situated at the end of a cul de sac with good access to the M4 motorway, Winnersh train station and Dinton Pastures Country Park is this superb four bedroom detached family home with detached triple garage, set in a superb plot totalling approximately five acres.

The property itself benefits from well presented and spacious accommodation over two floors and has scope to extend further, subject to the relevant planning permission being obtained. To the ground floor there is a good sized entrance hall with stairs giving access to the galleried landing. The front to back sitting room is a generous reception space complete with an impressive Inglenook fire place. Interconnecting doors lead through to a dining room which in turn lies adjacent to both a conservatory and separate kitchen/breakfast room. The kitchen itself is fully fitted with a comprehensive range of country-style cupboards and drawers with complementary work tops. A separate utility room offers further storage space and provision for white goods. There is an additional reception room which has a second set of stairs leading up to a guest suite above and this could serve as annexe quarters if required. To the first floor is a large landing area, which affords access to four double bedrooms, and the vendor currently uses this as a study/snug area. We feel this area could easily be used to create a fifth bedroom if needed. Of particular note upstairs is the master bedroom which enjoys the luxury of ensuite facilities and delightful views over the garden and paddock beyond. The two remaining double bedrooms are serviced by a well appointed family bathroom suite which completes the accommodation.

Situation
The picturesque village of Hurst lies approx one and a half miles from the centre of Twyford which offers good shopping facilities and a mainline railway station with services to Paddington (fast trains services in just over 20 minutes). Reading is approx five miles away with superb shopping facilities and the A329M is approx three miles distant connecting with the M4 motorway with access to London Heathrow and the West Country. The popular riverside town of Henley on Thames is approx seven miles distant. Sporting facilities in the area include horse racing at Ascot and Windsor, polo at Smiths Lawn and The Royal Berkshire, golf at a variety of local courses including Sunningdale and Wentworth. Picturesque local countryside presents endless scope for walking and the River Thames offers opportunities for boating and sailing.

Outside
Outside there is gated access to the side of the property leading through to a block paved parking area for several cars. There is also a detached triple garage with partially converted loft space which could be turned into annexe accommodation or an office, with the correct planning consent. To the front of the property there is a further section of shingle driveway with parking for three to four cars.

The rear of the property is where it really does come into its own; the unique part is that it not only has beautiful formal gardens directly behind the property, but this leads into a large lawned area of over 4 acres offering total seclusion and privacy. The total plot measures approximately 5 acres. Within this plot there is a large versatile outbuilding and attractive pond. There are many ways to enjoy this land and the vendor currently uses it for dog walking and golf practice."
