"This deceptively spacious four bedroom detached home sits within a prestigious and rarely available cul de sac on the fringes of Flitwick, just a short walk from open countryside, and incorporates well proportioned, interchangeable accommodation.

Approach to the home is via a block paved driveway for several vehicles and has had a useful EV charging point installed, whilst directly ahead is a double garage accessed by twin up and over doors. Once inside the property itself you re immediately greeted by a spacious entrance hall which has stairs leading to the first floor accommodation, as well as a useful cloakroom to one side. To the left is the kitchen which has been fitted with a comprehensive range of floor and wall mounted units with darker contrasting work surfaces over, whilst several integrated appliances have been cleverly woven into the design. Space for a breakfast table has been afforded and the look is finished with tiled splashbacks and a window enjoying views across the garden. A separate utility room provides further matching cupboard storage, in addition to space for additional white goods. Running parallel to the kitchen is the dining room which comfortably accommodates a table and chairs, ideal as a family sociable area, whilst alongside is the principal reception room, the living room. This commands impressive dimensions, in this case, 18 8ft by 13 1ft making for flexible furniture placement and has a gas fire set within an attractive surround, creating a real focal point to the room. Completing this level is the conservatory which is a beautiful room incorporating a curved ceiling interspersed with skylights. Recessed spotlights dot the ceiling and windows and French doors overlook the garden and flood the space with an abundance of natural daylight.

Moving upstairs the first floor landing gives way to all the accommodation on this level, the master bedroom of which nestles to the rear elevation and benefits from an extensive range of built in wardrobes as well as its own en suite. This comprises of a shower enclosure, cistern concealed wc and wash hand basin set into a vanity unit. Modern black tiling has been added to the splashback areas. The remaining three bedrooms are well proportioned with two extending to double dimensions and the other which is a good sized single. They are serviced by a family bathroom which incorporates a panelled bath with a shower unit over, cistern concealed wc and wash hand basin set into a vanity unit. Sleek white tiling adorns the walls and an obscure window illuminates the space further still.

Externally the rear garden has been thoughtfully designed and executed with a good sized block paved patio as you initially step out, perfect for relaxing or entertaining. Beyond here the lawn is flanked on either side by deep borders packed with an array of established plants, shrubs and bushes. To one corner is a raised decking area, allowing for additional seating, whilst the boundary is enclosed by a combination of mature hedging and timber fencing.
