"? An immensely characterful detached period villa set within around 1/3 rd acre waterside grounds. 2/3 reception rooms, 5 bedrooms (3 ensuite), fitted kitchen, utility room, bathroom, shower room. Oil. c/h. Chinese styled pavilion. Loch slipway.

Rossmay House is undoubtedly one of Arrochar's hidden gems.

Enjoying an idyllic setting on the banks of Loch Long the property provides a perfect family home for busy professionals wishing to retreat from the stresses and strains of modern life and seeks one of Scotland's most picturesque water side locations.

This former guest house possesses one of the finest vistas within the general area directly over Loch Long and beyond to the Cobbler, which forms part of a mountain range - known locally as the Arrochar Alps.

Set amidst approx 0.6 acres of landscaped grounds (extending on its western boundary to the high water mark of the loch) this immensely charming period family home offers a secreted six berth residential caravan which affords the prospective buyer the option of letting out the whole dwelling during the prime holiday seasons.

The property is perfectly suited as a guest house with four lettable bedrooms (three with en-suite shower rooms) and features a Chinese inspired ornamental garden with a hexagonal, granite built, pavilion with classically tiled roof together with an ornamental bridge over a watercourse located on the south boundary.

Retaining many of its defining architectural features, Rossmay House comprises entrance vestibule leading to an outstanding sitting/dining room which takes full advantage of the breath taking views. An inner hall provides access to a 24' bay window lounge with feature fireplace, downstairs double bedroom

(with craftsman fitted wardrobes), fitted kitchen with integrated appliances, utility room and shower room. A traditional staircase leads to four first floor bedrooms (three with en-suite shower rooms) and family bathroom.

The property is complemented by oil fired central heating, partial double glazing and provides a traditionally built Nissan outbuilding with integrated boat house (which is in need of restoration but offers the prospect for use as a water-side studio/home office), a slipway for launching small craft and off road parking for several cars together with boat storage.

The shore line offers the prospect of placing a mooring within the loch which would require the permission of the Crown Estate.

Positioned on the northern shore of Loch Long the picturesque village of Arrochar forms part of the Lomond and Trossachs National Park and is internationally renowned as an area of outstanding natural beauty. The village is adjacent to the west coast main line which provides a regular train service to Glasgow and Oban and is widely regarded as one of the most spectacular train journeys within the British Isles.

Arrochar, the 2009/2010 Scottish winner of the Calor Village Of The Year award, is located some 2.5 miles from Loch Lomond and offers an extraordinary sense of community. The village provides several hotels and eateries with some venues offering live music. The Three Villages Community Hall (opened by Prince Charles) provides a focal point for village life. Community health care is well catered for.

Loch Long offers first class sailing and fishing opportunities (with the lower reaches accessing the Clyde Estuary) and is one of the most popular scuba diving locations in Scotland.
