"***OUTSTANDING SEA VIEWS - BUSINESS POTENTIAL***

We are delighted to offer this large detached family home with fantastic sea views. This impressive property must be seen to be fully appreciated. It was built by the owner of a local manor house and was originally a private domestic serviced residence and is said to be on the site of Prince Llewelyn’s castle. Over the years it has been a small Boutique Hotel with a locally renowned restaurant\bar and later additional accommodation for a nearby Country House Hotel.

It has recently been restored bringing it up to modern expectations with double glazing throughout, etc., whilst trying to retain many of its period features. A 27’ lounge boasts 2 large picture windows with panoramic sea views and also a further side period bow window. It has restored oak parquet flooring.

The kitchen is in a country style with oak fronted units and a bow window dining area. There is also a double sink laundry\utility room.

The entrance hallway has restored oak parquet flooring, panelled staircase and oak balustrading, together with a separate foyer.

The dining room

(currently used as owner’s bedroom) also has a large bow window with extensive sea\country views and parquet flooring.

On the ground floor of the main house are two further reception rooms currently furnished as bedrooms.

The first floor has 2 double bedrooms, each with adjoining children’s bedroom and 2 storerooms.  There is a modern shower/bathroom and a further WC.

The 42ft double glazed atrium courtyard connects the second part of the property - originally a servant’s cottage. This currently comprises of a single bedroom, twin bedroom and double bedroom

(all en suite) and a further shower room and WC.  A newly constructed 28ft x 23ft garage has a 15ft wide electric door together with separate side entrances.  A second floor workshop above the garage could be adapted to be used as a separate flat or further bedrooms.

Location
This house sits alongside a small group of superior sea view properties.  It is in a designated area of outstanding natural beauty and an enviable elevated position overlooking the sea, beach and harbour.  Cemaes Bay is a picturesque and vibrant holiday village popular for its outstanding coastal walks and for those seeking water activities.  The high street, with its mix of shops, hotels, pubs, doctors’ surgery, etc, is ten minutes’ walk away.

The port of Holyhead is 30 minutes away with its good inter-city train service and daily “Fastcat” sailings to Dublin for that special day out. The proximity to the A55 coastal expressway allows good connection to the University of Bangor, Snowdonia and onwards to Chester and Manchester.

This property offers outstanding possibilities.   It could simply remain a beautiful family home with potential separate Granny accommodation; return again to being a profitable boutique hotel/B&B or exclusive holiday home.  The vendor will consider including much of the furnishings to assist if the purchaser so wishes
