"Maidstone House" is an impressive, symmetrical granite building set in approximately 7/8th of an acre in the quiet village of Old Deer.  The building was formerly a 4 year secondary school, built late in 1890's, but with additional buildings in 1950's so not a listed building.  The conversion to a house was done 1985 onwards but many of the original features remain.  Most of the rooms are 15 feet high.  The property is approximately 800 square meters of floor space.

The accommodation is all on one level, facing south, with PVC double glazing and oil-fired central heating.  The solid pine front door opens directly into the lounge, which was originally the assembly hall.  This room has a pitched pine, vaulted ceiling some 29 feet high.  There are 4 large, arched  windows, a smaller arched window over the door and also a series of velux windows on the south side of the roof.  One end has a Adam's look-alike fireplace with a multi fuel stove, which has a back-boiler that feeds into the heating and water system.  There are TV and telephone points.  Double glazed doors lead from this room to the east and west halls, which were formally the boys' and girls' cloakrooms.  These are spacious areas with half walls of pitched pine and can be used as a dining area, hall, play-room or library.

From the east hall (which is lit by 4 wall-lights) there is access to the generously proportioned dining room, to the similar sized kitchen cum sitting area, to a back porch and thence to a good-sized utility, which is plumbed for washing machine and vented for a tumble dryer and with a washing pulley above.  There is a large built-in broom cupboard.

The kitchen is a light and bright room with some of the original science room cupboards as units.  A Rayburn cooker/boiler (green) is connected into the heating system and there is a space for a free-standing cooker and ample room for fridges and freezer.  TV and telephone points.  A feature is the tiled canopy over the work-top, with 4 down-lighters.

The dining room has 4 large windows, 6 wall lights, and a door leading into the large airing cupboard, which is partially shelved and houses the hot water cylinder and the main fuse box and electricity meters.

Doors off the lounge lead to the study, main bathroom and bedroom 1, as well as to the west hall/wing.

The study has some built-in work tops/desks and a cupboard under the window.   Further light comes from a sky-light velux window.  There is a further door giving direct access to the front verandah.  This room is especially well-endowed with power points.

The bathroom is split level:  the lower level has 2 matching wash hand basins and a fire-place.  The upper level features a free-standing double power shower, a toilet, bidet and a 4 man circular jacuzzi bath.  Lighting is from 5 wall lights.

Bedroom 1 also has access to the bathroom.  This room has a 6 man sauna.  The 3 large windows look onto the back garden.

The west hall gives access to a further 3 bedrooms, a shower room and a huge walk-in cupboard, in which the second fuse box is located.

The shower room has a modern 3 piece suite with an electric shower over the bath.

Bedroom 2 has an en suite toilet and wash hand basin, with a cupboard under the bathroom window, which looks onto the front of the house.

Bedroom 3 is a large room, with 4 windows looking onto the back garden. The light has an integral fan.  There is a built- in shelved cupboard and a wash hand basin.

Bedroom 4 was the original girls' toilets and has windows to the front and side of the building.  A large built-in wardrobe with shelves and hanging rail.

A small rear porch leads into the double bay windowed conservatory.  There are radiators, TV  and telephone points and the central light has an integral fan.  The window ledges are deep and can be used as seats, and they have strip lighting underneath.  One single and a set of double doors lead into the rear garden.

The gardens go all around the house and are well-stocked with fruit trees, shrubs and perennial plants.  There are 2 lawns to the front of the house and one smaller lawn at the back.  A large patched area, on several levels surround a small pebble fountain.  Either side of the house are the original bike sheds, which are partially enclosed to provide more storage, plus a potting shed, wood shed and greenhouse.   The grounds are walled all round with a series of gates and arches dividing the garden into different areas.  (The currant owners reserve the right to remove a few of the plants/shrubs,)

The garage, big enough for 4 cars, was the original woodwork room, with 5 windows and a glazed door giving light.  The double roller door is remotely controlled.  There are several power points and the third fuse box.

The grounds are walled all round with a series of gates and arches dividing the garden into different areas.

NB:-  The Energy Report is not representative of the actual heating costs as it is computer generated and not accurate for the size of the rooms and the type of house.  I have kept a log over the 20 years of the actual costs of oil for the C/H, and for the last 12 months that was £5,070, re-fills of 4 x 2,000l.  That is for keeping the heating on 24hrs a day as we are both retired and the house is always warm.  We have also fitted a large 30kW multifuel stove that both heats the large lounge and is plumbed into the Dunsley Neutralisor along with the oil boiler and the Rayburn.  It is then sent out to the radiators, and this has also reduced the heating costs but is not taken into account in the energy rating
