" Excellent four-bedroomed bungalow with double garage standing in about 2.4 acres (1 hectare). South facing rear garden overlooking productive arable farmland (with virtually no chance of being built on!).(About 20 miles due west of Norwich.) To the front there is a large garden with two mature willow trees and shrubs. This is mostly laid to lawn, making it easy to maintain. Also to the front is a small field, with a young oak tree and another tree whose species I?ve forgotten, even though I planted it. The front of the bungalow faces north, with enough (concrete) driveway to enable you to avoid reversing out into the road. To the rear is a larger garden, again mainly down to lawn for easy maintenance and a good playing area. There is also an excellent garden shed that can be used as storage for books or garden equipment . The walls are double tongue and grooved (not shiplap) and are about one and a half inches thick. There is a power supply. The back garden has a chicken run (and a chicken shed ? included ? with power) and a smaller turkey run (with another shed). The back field has a young oak tree and a few other younger trees. Beyond the back field is a fruit orchard with apple trees (golden delicious, russet) pear trees (conference) and plum trees (the most amazingly tasty Victoria plums imaginable). These are the plums you generally can?t buy because they don?t travel well, but they?re gorgeous and they can be frozen, then they?re excellent in pies, crumbles and stews.). Behind the orchard is a further field that backs onto the perimeter. All fencing is stockproof (well, it kept in our goats, sheep and cows?.). There is also a small ash grove with eight or nine young ash trees. The surrounding hedgerows provide us with lots of blackberries. The garage is double, (22?6? x 18?6?) and takes two small cars fairly easily. I?ve got my work benches down one side; if they weren?t there getting the cars in will be much easier. The garage is very well lit, has 14 power points, a telephone point, a sink with hot and cold water and a door that can be opened remotely from the car (very useful when it?s raining and you?re returning from the supermarket run). The garage also has doors leading to the back garden and into the bungalow. The front of the property is lined with purple beech hedging. We were hoping to see it mature, now you probably will. At the entrance to the property is a pair of wrought iron gates. The front lounge (15? x 11?) used to be a garage, then we converted it to a separate living room for the children, now it?s my music room, because I can practise in it without disturbing anybody else. It has five power points, a telephone socket and a Sky+ aerial point. It is L-shaped. The porch is a good size (11?6? x 6?), with a built-in seat and cupboards and two power points. The entrance hall is spacious, (16? x 16?6?) and where I used to have the piano (then I took over the front lounge when the children left home). It has a telephone point and three power points. The bathroom

(13? x 5?6?) has a walk-in shower (not a pokey one: 5?9? x 2?5?) with a power shower (the pump is in the loft and easily accessible). There is also a bath, a wc and a bidet. There is also an electrically-powered heated towel rail (controlled via a timeswitch in the front lounge), a wall-mounted electric heater and a shaver point. The toilet (7? x 4?4?) off the entrance hall (16? x 6?6?) also houses a hand basin. There is a shaver point. In this room is the electronic water descaler. We chose this rather than a water softener because the latter makes the shower very slippery. Not good. Shower floors are hard. Trust me. It also has a light-switch activated air extractor which vents to the outside. The coat cupboard (4? 6? x 4?), as well as coat hooks, has wide shelves for hats or whatever you want to put on them. We keep the vacuum cleaner in there. Surprisingly, when we moved here over twenty years ago, this was one of the rooms that had no light in. The main bedroom

(14? 8? x 9? 6?) is the largest of the four bedrooms (that?s why it?s ours), has a larger built-in cupboard (5? 6? x 2? 9?), seven power points and a phone point. There is also a television aerial point. The second bedroom (12? 4? x 9? 8?) has a power point and a phone point and two built-in cupboards (4? x 2? 2? and 3?6? x 2? 2?). The third bedroom (12? 4? x 8? 3?), currently used as my study, has a power point, a phone point and a built-in cupboard (3? 4? x 2? 4?). The fourth bedroom, even though it?s the smallest (11? x 6? 8?), is nevertheless a good size. It has a phone point, a power point and a built-in cupboard (4? x 2? 6?). The main lounge is huge and L-shaped (29? x 22?). It runs the depth of the bungalow, with a picture window at the front and patio doors and another window to the back. There are phone points, a Sky+ point and eight power points. There is a serving hatch to the kitchen. The airing cupboard (3? 6? x 2? 9?) has a door-activated light and has plenty of shelves and houses the hot water tank, which can also be heated via an immersion heater and a timeswitch. The kitchen (11? 6? x 11? 6?) is fully fitted, complete with a range (six-burner) cooker. This has gas rings and electric ovens. The cooker hood is vented (via internal fans and an in-line fan) directly to the outside, thus saving a fortune on those wretched charcoal filters that are disgusting when clogged up, are not very effective and are costly to replace. There is a walk-in larder (4? x 2? 2?) with a door-activated light (powered from the loft ring main). The sink is larger than most, being a double-drainer (not one of those inadequate single drainer ones), and there is a water filtration system that has its own dedicated tap. This provides purer water via a special filter. This filter lasts about a year and costs about ยฃ70 to replace. This may sound a lot but when our son used to buy squash when out on the road he was spending about five or six pounds a week. You do the sums (or ?math? as the Americans erroneously say). Services are electricity and water. In 2010 our water bill was ยฃ273.85 for the year. That?s for water supply only. Remember that because we have a septic tank you?re saving an extra ยฃ188.48, which would be added to the bill for the sewerage charge (foul and surface water drainage). We are not on mains drainage; we have a septic tank that has recently been upgraded with a pump and finger soakaways in the back field. Central heating is oil-fired, the tank having been replaced a few years ago. The tank holds 2500 litres. When we first moved here. Power cuts were frequent, now they?re a rarity, probably ? on average ? less than one a year. The central heating and water heating are controlled by a ?centroller:? simple, sophisticated and easily over-ridden. And yes, we do have broadband. "
