There is allocated parking for one car FACILITIES Heating is by electric storage heaters. DIRECTIONS From Main Street proceed up Challoner Street and turn left into South Street. Go to the bridge at the end and turn right into Croftside whereupon Hatters Croft can be found on the right with the parking at the end. THE RENT The rent is paid on a calendar monthly basis, in advance, and excludes all charges for Services, Council Tax etc. DAMAGE DEPOSIT A deposit will be paid by the tenant, prior to the commencement of the tenancy, equivalent to six weeks rent. This will be returned at the end of the tenancy providing there is no damage, the Inventory is correct and there are no rent arrears. COUNCIL TAX We have been advised by Allerdale Borough Council (01900 702530) that this property is placed in Tax Band A RESTRICTIONS At the landlords request no pets or smokers.
Tenants claiming Housing Benefit will not be permitted by the landlord. THE TENANCY The property is offered on an Assured Shorthold Tenancy. Unless otherwise stated or agreed, it will be for an initial six months fixed term.
Should a short-term let be agreed (i.e less than six months) with the landlord, an administration fee of ?125.00 plus VAT will be payable to Grisdales.
It is recommended that you seek independent advice upon all aspects of the tenancy. CONTENTS INSURANCE It is a condition of the tenancy that you obtain contents insurance for your possessions throughout the duration of your occupation of the property. You will need to provide Grisdales with proof of this insurance before you move into the property. APPLICATIONS Applications for the tenancy are to be made to Grisdales. Each applicant over 18 years of age will need to complete a Letsure Tenancy Assessment Form
