Location

Springfield Place is located on Lansdown s much sought after lower slopes, beautifully positioned opposite St Stephen s church and within easy walking distance of Bath city centre. Springfield Place is perfectly positioned within easy access of a triangle of excellent state and independent schools which include The Royal High and Kingswood Schools on Lansdown Road and St Stephens Primary School on nearby Richmond Place.

Bath is a World Heritage Site famed for its Georgian architecture and has an excellent range of shopping facilities, together with many other amenities including several fine restaurants, Theatre Royal and the mainline Bath Spa Railway Station connecting to London Paddington and Bristol.

Bath is particularly well placed for the M4 Motorway with Junction 18 being approximately ten miles north and other surrounding towns such as Bradford on Avon, Corsham, Chippenham, Swindon and Bristol, which is some ten miles to the west.

Description

This unique lower ground floor apartment is situated in a grand Grade II listed building and covers the full length of 11 Springfield Place. With the additional access to the whole of the private garden.

Upon entering the property though your private front door, you are greeted with a sweeping hallway and cloakroom to the left. The hallway leads you round to the centralised hallway, with some of the original flooring remaining. To the left is a large drawing room with stone gas fire, as well as large French doors taking you out to the garden. Opposite is the master bedroom with ensuite bathroom comprising of standing shower and W C. This bedroom is also fitted with some smaller built in wardrobes. Further down the hallway, are two further bedrooms. Both with fitted storage and views of the private garden, allowing lots of natural light to flood in.

The kitchen is comprised of wall and base units, with enough space for a dinning room table. There is also a back door leading to the vaults and covered walkway to access them. These vaults have not been damp proofed, but would work well for storage.

Following on through the flat to the right of the kitchen, is a great study space as well as fully fitted family bathroom with standing shower and W C. additionally, there is a vaulted conservator again with double doors leading out to the garden.

Externally

The benefits from the sole use of the large garden. There is a decked terrace with access from the drawing room and conservatory. The garden is very quite and had a lovely view of the rood top around. There are two evergreens in the garden along with two other well established trees, which in the spring and summer offer a beautiful green outlook.

The property also benefits from a single garage as well as off street parking.
