OUTSIDE    The property is approached by steps leading up to a pathway which in turn leads to the front door. The pathway continues around to the side garden where there is a lawned area with mature hedging. The pathway then continues around to the Utility door. A further pathway leads down the steps, giving access to a private lane. Steps then continue up to a lawned area with fence and posts at its borders. Step up to the final section of garden which has a chicken hut, rabbit run and compost area and is on three tiered levels. The borders are surrounded by fencing and hedges and enjoy fantastic views down towards Treluswell. Once you follow the private road up to the property, to the left there is a further piece of land which is gravelled and has a garage and a workshop. There is possible parking for three or four cars here.

LOCATION    Penryn is an historic and ancient market town with an active community and good everyday facilities including nursery, primary and secondary schools. The town enjoys good communication with Falmouth via its bus service and train station, which links to Truro City and mainline Paddington. Penryn is enjoying something of a renaissance with the sighting of the University of Cornwall at Tremough and also of the regeneration and development of Penryn's inner Harbour. Falmouth town (approximately 2 miles) provides comprehensive shopping, schooling, business and leisure facilities. The stunning coastlines and river-ways of the Fal and Helford provide some of the finest sailing waters in the U.K. Sandy beaches and the region's mild climate, ensure the areas popularity both as a holiday resort and as a home town for the lucky few.
