"This Grade II listed period cottage which was built in the early 1880's and ideally situated in the picturesque St. Catherine's conservation area, demonstrates the early Arts and Crafts style, featuring well-proportioned rooms, high ceilings, latch timber doors, feature fireplaces, traditional lead single-glazed windows and an attractive Grade II listed front garden. It is believed to be the design of the renowned Norman Shaw, having built a number of houses on the Portsmouth Road, although this row of cottages in The Valley is more likely the work of one of his pupils. It is thought that these period properties were originally built as workers cottages for Braboeuf Manor (now the college of law). The property is accessed from the rear, via a large covered entrance porch with tiled pathway to the door, giving access to the rear aspect dining room with a working feature fireplace with timber mantle and under stair storage cupboard. The large living room, which has a view across the pretty Grade II listed front garden, has a feature cast iron fireplace with wooden mantel and built-in shelved storage cupboard. The dual apsect kitchen has a range of traditional units, tiled splashback, space and plumbing for all the usual appliances and a slate tiled floor. From the dining room, a staircase leads up to the first floor landing. Bedroom one is a large front aspect room, with a feature cast iron fireplace with wooden mantel. Bedroom two is a rear aspect double room with a built-in storage cupboard and bedroom three is a side aspect single room. The bathroom has a white suite comprising panel enclosed bath with mixer taps and hose attachment, low level w.c, pedestal basin and an exposed brick wall with the remainder part-tiled. Outside, to the front of the cottage, there is a delightful Grade II listed knot garden, with mature flower and shrub borders. In addition, at the rear of the property there is a plum tree and cob nut tree, a gravelled parking space and a storage shed.
Location: The property is located within walking distance of the town centre, which offers a comprehensive range of shopping, social, recreational & educational facilities. The mainline station offers a commuter service to London Waterloo in just 38 minutes; the A3 & A31 give easy access to the South coast, M25 and International airports.
Directions: Leave Guildford town centre on the A3100 Portsmouth Road towards Godalming and after approx half a mile take a left-hand turn into The Valley, which is just after the turning into Turnham Close. No. 5 can then be found a short distance along on the left."
