"PROPERTY DESCRIPTION New to the market is this delightful three bedroomed semi-detached family home. The property is situated in a very quiet area of Almondbury within easy reach of local amenities, local schools and commuter routes with excellent links to the M62 and M1.

The property is very well presented and is in excellent condition with modern combination boiler with radiators in every room and double glazing throughout. Although this property would benefit from some modernisations it does hold excellent potential.

The property is entered from the front in to a hallway connecting the kitchen, living room and stairs to the 1st floor.

The living room stretched the full depth of the property providing a wonderfully spacious room in which to unwind. An open fire provides a focal point to the room and a large window to the front and patio doors to the rear allow for ample natural light.

To the rear of the property can be found the dining room. This room is spacious enough for a good-sized dining table and chairs as well as some dining room furniture. Connected to this room is the kitchen. Located in the centre of the property the kitchen is well designed to maximise the space available. in addition to a selection of wall and base units there is an integrated gas hob and electric oven and space is allowed for all kitchen appliances.

Moving upstairs a landing connects all three bedrooms, the bathroom and separate toilet.

The master bedroom is located to the rear of the property. This room is an excellent size allowing for a king-sized bed and bedside tables. There is also room for bedroom storage and a vanity unit and a window to the rear elevation makes this room bright and airy.

Next to the master can be found the third bedroom. Although the smallest of the rooms it is still large enough for a double bed and additional storage if required. A window to the rear elevation allows natural light to brighten the room.

The second bedroom is located to the front of the property. This again is a very spacious room easily taking 2 single beds or a large double plus additional furniture. A window to the front elevation allows plenty of natural light.

The bathroom and toilet are currently separate but could be combined for a much large bathroom. The bathroom its self has a bath with a shower over and a wash basin. There is a window to the side elevation and a towel rail. The room also features built in storage.

Externally the property is certainly not lacking. A large lawned garden to the rear makes a wonderful place to relax. It is also quite private with well established tree and hedge boundary‘s.
