The Period entrance has a solid wooden door, opening into the large entrance hallway with Amtico flooring, four pillars, mirror unit, shelving and main staircase to the first floor.The drawing room is triple aspect with 3 sash windows; there are French doors leading out to the terrace, open fireplace with stone mantle, fitted cupboards with glass shelves above.The sitting room also has an open fireplace with a tiled hearth and mantel, panelled walls and French doors leading to the terrace. Taking the double panelled doors through to the dining room with open fireplace with attractive wrought iron 'closed' grate. Leading from the hall there is a boot room with a door leading to the rear of garage, garden shed and soft fruit garden (raspberries, blueberries and gooseberries ) The adjacent cloakroom has a white suite comprising washbasin and W.C. At the other end of the hall are the kitchen and utility rooms. The utility room has Amtico flooring, cupboards with Corian worktops and integrated butler-size sink and separate waste disposal sink, plumbing and spaces for dishwasher, washing machine and tumble dryer, daisy-maid airer. Through to the kitchen/breakfast room, the Amtico flooring continues with a range of cupboards, Corian worktops and integrated butler-size sink with fitted water-filter system. There is a fitted unit over the hidden radiator with shelves over, integrated double oven and electric hob with extractor hood. The large walk-in larder provides additional storage. There is a useful boot cupboard with shelving, door to side gate to the front of the property and path to the garden with lockable gate. The large kitchen window gives wonderful views down the golf course.An inner lobby with a concealed staircase leads down to the cellar-boiler room and separate wine cellar, fully shelved. The study is triple aspect, with original fireplace and two radiators. At the furthest part of the garden, hidden behind a Yew hedge and accessed through a wrought iron gate, there is a 'wild' garden area with a small marshy pond, compost bins and various fruit trees. There was originally a gate giving direct access onto Ashdown Forest which could be re- instated by new owners. LOCATIONGreat Tompsetts is situated on the southernmost edge of Forest Row within walking distance to Ashdown Forest, which offers over 6,000 acres of glorious heath and woodland. The vibrant village of Forest Row offers a diverse and eclectic range of shops, cafes, restaurants and pubs, together with, Parish Church, doctors' and dentists' surgeries. There is a primary school and highly regarded state and private schools in the area within a walkable distance to Great Tompsetts. With the Royal Ashdown Golf Course being on the doorstep, other local leisure pursuits include sailing at Weir Wood Reservoir, gyms, cricket clubs, football and rugby clubs, stately homes and gardens. East Grinstead is the nearest town and affords more comprehensive shopping and recreational facilities with a railway station providing good commuter links to London and Croydon as well as the newly opened terminus for the Bluebell Railway. Other regional centres of Tunbridge Wells and Crawley offer mall style shopping, leisure facilities and hospitals. The coastal town of Brighton is within easy reach by car or bus, providing further extensive shopping, including "The Lanes" for those extraordinary items. Good road links to the M23/M25 motorways, major other road networks and Gatwick, Stanstead and Heathrow airports."
