Description

Mawson Road is a well proportioned double bay fronted Victorian property, constructed of Cambridge brick elevations with sash windows beneath a slate roof. The property is accessed via a chequered quarry tiled pathway within a shallow walled frontage leading to a stained glass entrance door. The wide hallway, with stripped wooden floors, gives access to the house and to a large cellar, divided into two spacious stores which potentially could provide additional accommodation if required. Of particular note is the through dual aspect double reception room with a tall wide bay fronted sash window, open fireplace with attractive marble surround and fantastic tall ceilings. The owners have recently converted the internal store to a downstairs WC. The kitchen is well fitted with a comprehensive range of fitted cabinetry and integrated appliances including a fridge, separate freezer, dishwasher and induction hob with stainless steel oven beneath. There are U shaped granite work surfaces along with a raised breakfast bar and space for a couple of bar stools under. Beyond is an open plan dining room and family area, dual aspect with two wide windows to the rear and glazed double doors to the side.

At first floor, via the stripped pine staircase, there are three large double bedrooms. The front bedroom and adjoining dressing area has a cast iron fireplace and sash windows within the large, now double glazed, bay window. Bedrooms two and three both have built in wardrobes and sash windows along with the second bedroom also having an ornate cast iron fireplace. There is a large family bathroom which has a stained glass sash window and is fitted with a cast iron roll top bath and brass claw feet, fitted bathroom cabinetry, a cast iron fireplace and extensive wall tiling. Adjacent, is a family shower room that has space and plumbing for a stack washer and dryer. The long landing has steep timber ladder steps leading to a loft room, which has an attractive exposed brick chimney breast, could be used for an occasional hobby bedroom and would lend itself for conversion, subject to the necessary consents, to create an additional bedroom suite.

The rear garden is fully walled with rough cast render and largely paved with mature shrubs and trees including apple, plum and cherry. The garden is more or less west facing and attracts a great deal of sunshine. There is a locked gate which which opens onto a shared alleyway, allowing for bin storage and bikes, accessed via a locked gate a few houses to the left.

The property which is well presented and retains many fine Victorian features such as panelled doors, deep skirting, moulded ceiling cornicing, fireplaces and sash windows can be seen in greater detail on the attached floor plans. There is a resident s permit parking scheme which can be applied for from Cambridge County Council.
