" A most attractive period semi detached cottage with rendered elevations under a slate roof. The cottage has been extended to provide very comfortable and versatile accommodation with two bedrooms and a dressing room on the first floor and three reception rooms on the ground floor. The study could also be used as third bedroom. The open kitchen is fitted with a range of wooden wall and base units, integrated electric oven and gas hob, and bi-fold doors open to the rear garden. The cottage has retained much of its character and a double sided fireplace has been created between the sitting room and dining room.

Situation
It is a level walk of about 300m to the village green and a useful range of local shops and a popular Café. There is a friendly community with an Infant and Nursery school and a wide range of Clubs and Groups, including Brownies, Scouts, Guides, along with thriving Cricket and Tennis Clubs and Village Hall. There is a children‘s play area, duck pond and football ground. There are restaurants and two popular pubs, along with a local branch line railway station (Reading to Gatwick), linking to Guildford main line Station in minutes, and London Waterloo (38 minutes). There is good access to the A3 (M25) and regular bus links. There are many different footpaths and bridleways for walking and cycling from the village into the Surrey Hills countryside (AONB), also along the River Wey and Navigation tow path, the North Downs Way and Downs link. Shalford Village is a couple of miles south of the County Town of Guildford with a vibrant cultural and entertainment centre, also a wide selection of shopping, restaurants and sports facilities.

Outside
There is a gravel driveway providing parking for 23 cars and car port. The rear garden is partly walled, being laid to lawn with well stocked beds and borders, mature trees and shrubs and paved seating areas, ideal for outdoor entertaining. There is a large timber outbuilding which could be converted into a home office if required.
