" This imposing Victorian 4-storey semi, sympathetically renovated with style and practicality, bucks the local trend for top-heavy houses with its abundance of living space and fabulous garden. It is located on one of the most prestigious streets within the popular Nightingale Triangle in a super convenient position less than a quarter mile from Balham's vibrant centre and excellent tube / rail links to The City and West End. Its healthy square footage (in excess of 2100 sq.ft) provides ample family accommodation and could easily be expanded by extension into the garden, side return or large loft.

With every inch of the floor area being usable, this light and practical Victorian family house is a real step up from the small terraced properties which dominate the surrounding area. The luxury of having two whole floors of living space is certainly rare and offers great flexibility in its usage. With expanding families comes the need for additional living spaces, something which even the larger single fronted houses seldom afford. Not so here. The lower ground floor provides an excellent fitted kitchen with ideal adjoining informal family / TV room. There is also a handy downstairs WC, a practical and separate utility room and good under-stair storage cellar. Above are two further reception rooms which interconnect through dividing doors or which can operate successfully as independent rooms. The size of the wonderful garden ensures that the lower of these two reception levels could be extended backwards if necessary to create even more living space without compromising the outdoor area. The side passage to the garden also lends a practical edge allowing easy for kids' bikes, gardening materials or tradesmen / builders. The garden itself is beautifully landscaped, wonderfully secluded and an excellent size. It faces south-east and therefore receives sun fore much of the day. Upstairs over the top two floors are four sizeable double bedrooms including a good master bedroom with built-in wardrobes and en-suite bath / shower room, a family bathroom and a separate WC on each landing. Subject to obtaining the usual consents, the loft space could be converted to provide further bedroom accommodation if required and so boosting the overall floor area. Endlesham Road is a lovely residential street which runs from Nightingale Lane to Chestnut Grove and consists of a variety of Victorian properties. Both Wandsworth and Clapham Commons are close by and transport links are excellent with a choice of rail or tube links at nearby Balham centre giving fast access to The City / West End. There are many good local schools such as Northcote Lodge, Horsnby House, Broomwood Hall and Holy Ghost as well as numerous local nurseries. There is an ever-increasing range of specialist shops and bar / restaurants plus a thriving street market on nearby Northcote Road, and a further selection on Bellevue Road's pretty parade. High-street convenience shopping including Waitrose, Marks & Spencer and Sainsbury's plus numerous restaurants, cafes and shops can be found in Balham.
