" Located in the town of Stanhope, with doctors, dentists, schools and a wide variety of shops, we offer for rent this 2 bedroom terraced house with enclosed rear yard. The property has gas central heating, double glazing and laminate flooring throughout. The accommodation briefly comprises : GROUND FLOOR Entrance Lobby leading to:- Lounge with feature fireplace , gas fire and laminate flooring, Kitchen/Breakfast Room with wide range of modern cream wall and base units with solid wood worktops, integral gas hob and electric oven with extractor hood over, cupboard housing gas combination boiler, low level fridge and space for small table and chairs. Stairs leading to:- FIRST FLOOR Landing with loft access. Bedroom 1 located to the front of the property, double room with laminate flooring and free standing wardrobe. Bedroom 2 located to the rear of the property with airing cupboard housing hot water tank (with added immersion heater) and, second small storage cupboard and laminate flooring. Bathroom fitted with white suite comprising enamel bath with electric shower over, pedestal wash hand basin, W.C. fully tiled walls and flooring . EXTERNAL To the front of the property is on street parking and views over school playing field. To the rear of the property is a small yard and two outbuildings. a Washroom with electric, lighting and plumbing for washing machine and a separate Bin Store. There is shared access over neighbouring properties to take bins out. General Information The property will be let unfurnished on an Assured Shorthold Tenancy for a minimum term of six months at a rental of ?350 PCM exclusive, payable monthly in advance by standing order. In addition, a tenancy deposit of the equivalent of one month's rent plus ?100 will be payable prior to taking occupation. The tenant will be responsible for all outgoings, including electricity, water rates, Council Tax and telephone charges.
