DIRECTIONS From Stroud travel west in the direction of the M5 crossing over the motorway to the A38. Turn right here for Gloucester. Continue through Whitminster and after about one mile, turn left on to Castle Lane, signposted Epney/Longney. Continue over the canal and on reaching the village, at the next junction the drive to this property is immediately on your right. DESCRIPTION This property is dated and tired but is distinguished by its size and the size of the lovely plot on which it is centrally set, the whole screened by mature hedges. Epney Farm dates from the 1960's, and is predominantly of Woolaway construction, however the spacious sitting room is traditionally built. The accommodation includes an L-shaped hall, a large sitting room beyond the kitchen, a separate dining room, three good bedrooms, bathroom and a separate WC. The oil fired central heating is from a range in the kitchen and there is a double garage at the end of the garden. LOCATION Epney is a picturesque small village immediately south-east of Gloucester on the Severn Vale. An unassuming and beautiful part of the county, it has its own character which can best be described as being less frenetic than other parts of the Cotswolds. Intensely rural by nature, it comprises a verdant patchwork of fields and hedgerows criss-crossed by quiet country lanes that link the village which grew up here, due to the development of the Sharpness Canal in the 19th century. In contrast to the stone on the escarpment, mellow brick is much in evidence and cottages and moderate sized houses predominate. This is typical of Epney which only has one main street, and so minimal through traffic. However, it and the adjacent village of Longney (they share a thriving primary school), have a real community spirit, the former maintaining a pub as well as its parish church.

An abiding characteristic of the Vale is the long uninterrupted views either back to the Cotswold Hills or across the water to the tree clad hills of the Forest of Dean. Peaceful and unspoilt, it is a haven for the birdlife (The Slimbridge Wildlife Centre is nearby), a great source of walks and offers a network of cycle routes. Epney is not isolated. Being within a short drive of Gloucester and the M5 motorway for commuting to Bristol, it is also accessible to mainline railway stations at Stonehouse (Paddington about 100 minutes) and Cam/Dursley for connections to Bristol or the Midlands. London is about 2 hours by road for weekend use.
