" Built in 1888, this detached brick-built house retains some original features. The front door is set back in a covered tiled porch over which is a small balcony. The hallway and two of the three reception rooms have solid oak floors. The main room has an open fireplace. We understand that the pine staircase and banisters are original. The many sash windows have been double-glazed or fitted with secondary glazing. Off the dining room is a side porch and a fitted larder.   At the back of the house are the kitchen on one side and a shower-room with w.c on the other. The gas fired condensing boiler is located in the kitchen, which is supplemented by solar panels that heat the water.   Upstairs, off the half landing is the bathroom, separate w.c and fourth bedroomstudy. In addition, a folding ladder leads to a large attic space, which has partial flooring.   Another three stairs lead to three spacious bedroom and double doors to the balcony.

Situation
South Nutfield is very conveniently situated with a range of amenities including a large recreational field, a primary school, church, a village hall, village store and a main-line station on the Tonbridge Redhill line. In addition, the 315 bus comes from Dormansland to Redhill and East Surrey Hospital twice a day for access to schools and college - with bus stops located outside the house. The area is surrounded by open countryside but also has easy access to the M25 at junction 6 or 8 and the M23.

TRAIN SERVICES: Nutfield train station (0.5 miles) provides connections into London Bridge and Victoria in approximately 45 minutes.

Outside
The property is approached over a driveway, which leads in front of the house and up the side - leading to a single detached garage, providing ample off street parking. Outside the back door is a paved sitting area from which a path leads up the slope to a small patio, greenhouse and garden shed. The grassed area is surrounded by shrubs, bulbs and perennial planting and beyond is the vegetable patch with a large fruit cage. This fenced land gives on to woodland.
