" Situated in a plot of over 0.25 of an acre, 21 Bound Lane is an attractive and extended detached house dating to the 1930s. The current owners have carried out a great deal of work over recent years, which included rewiring, insulation and flooring as well as general redecoration in most rooms and recently fitted bathroom suites. Also recently completed is an extension to the kitchen, which is now fitted with Howdens units, a generous amount of solid wood and granite work surfaces and tri-fold doors from the dining/family area to the garden.
Approached via a covered porch, the ground floor also boasts a 28ft sitting room, conservatory, study and cloakroom. There are currently five bedrooms and a family bathroom on the first floor, although bedroom five is ideally positioned to create an en suite to the master bedroom.

Outside, the grounds extend around all sides of the property and are largely laid to lawn with some well-stocked borders. There is also a drive with parking for several vehicles and a detached timber garage/workshop.
This is an attractive property in a favoured lane in Mengham and we therefore recommend early viewings to avoid disappointment.
Situation
The property sits on tree-lined Bound Lane in Mengham, about 300m from the foreshore and its Blue Flag beach. The shops on Elm Grove, less than 1/2 mile away, cater for all day-to-day needs with its numerous independent and high street outlets including small supermarkets.
