An individual chalet style detached residence situated on a circa
one-third acre plot in a 'no through road' country lane with
outlook over adjoining fields and woods, yet only about 1.5 miles
from Buxted village and rail station.
Understood to have been built in the 1930's, but with several
subsequent extensions, the property has well proportioned
accommodation currently arranged as three bedrooms, three bathrooms
(one en suite), three receptions and a kitchen/breakfast room but
would lend itself to alternative layouts including annex potential.
Of particular note are the 23'6 x 13'3' Sitting Room and 21'10 x
14'10' vaulted Dining Room.
The Property
The Firs is understood to have been built in the mid 1930's and was
originally a small four room cottage. Extensions have been added to
the side and rear and in more recent years a first floor chalet
conversion carried out to add a further bedroom, bathroom and
dressing room.
The property benefits from oil central heating, is mostly double
glazed and two of the bathrooms have been refitted in recent
years.
The arrangement of the rooms would lend themselves to the creation
of an annex, incorporating the master bedroom, ensuite shower room
and the vaulted dining room. As there are already two front doors
such an annex could be fully independent.
The Location
Buxted straddles the A272 about 3 miles north-east of Uckfield and
is about 2 miles from the junction of the A22 and A26 at
Maresfield, thus having good road access in all directions. The
village has a shop, speciality stores, 2 public houses, a church,
doctor's surgery, primary school and rail station with services to
London Bridge and London Victoria from about 72 minutes.
Uckfield provides a wide range of shops, two supermarkets, banks,
cinema, library, community college and leisure centre with swimming
pool.
The larger towns of Lewes, Haywards Heath, East Grinstead,
Crowborough, Tunbridge Wells and Heathfield are all within about 13
miles and the coast at Eastbourne about 18 miles. Gatwick Airport
is about 26 miles.
Parts of Howbourne Lane are within the High Weald Area of
Outstanding Natural Beauty and there are numerous footpaths
providing walks around the area.
