" Handsome six bedroom Edwardian family home set in secluded mature gardens of around half an acre. The light and spacious accommodation is presented in beautiful order. The amenities of Woldingham Village are within 0.25 miles, and both Nursery and Primary schools are walking distance.

Woldingham Station is under 1 mile away with a 35 minute commute into Central London. There is a private footpath that runs from the property down to Station Road which significantly reduces the walk to the station.

The property is set on Long Hill close to the centre of Woldingham Village.  Ideally positioned for the well regarded Woodlea Primary School and under 0.25 miles from the amenities of Woldingham Village (including a nursery, Post Office, village store, tennis and cricket clubs and church). There are two golf courses in the village; North Downs and Woldingham along with Knights Garden Centre. Woldingham station provides a regular service into both London Bridge and Victoria whilst the M25 can be accessed at nearby Godstone.

This stunning family home offers the space, light and character you would associate with this popular period of architecture.  A handsome property with painted brick elevations and large leaded windows.

The property is believed to date from around 1904 and between 1912 and 1950 was home to Croftdown School.

The ground floor features a spacious entrance hall with exposed wood flooring and is flooded with light from a large window over the impressive staircase.  The well-proportioned triple-aspect drawing room enjoys an open fireplace and bay window to the side aspect.  A dual-aspect formal dining room boasts a further open fireplace and beautiful views out over the secluded rear garden.  There is a cloakroom with separate w/c.  A beautifully fitted Smallbone kitchen is a real feature with a Falcon range, granite worktops and integrated appliances. There is ample space for a breakfast table and a separate larder and utility room which houses twin Vaillant boilers.

To the first floor there are four well-proportioned bedrooms.  The large master bedroom enjoys far reaching south-westerly view over the rear garden and beyond as well as a wonderful Fired Earth en-suite bathroom with roll top bath and walk in shower.  The family bathroom is part tiled and has a white suite with a separate w/c.

On the second floor there are two further bedrooms.  One particularly large bedroom, which offers the flexibility of more reception space in the form of a playroom, or teenagers ?tv room?, or alternatively it could be used as a great home office. The sixth, single bedroom with walk in storage leading to the eaves which would make an excellent study or dressing room to the larger bedroom.

There is a further garden room on the lower ground floor which is accessed from the garden and has light and power. This room would make a great gym or could provide further storage.

Outside

Approached via a gently sloping block paved driveway which leads past the front of the house and around to the detached garage.  The driveway is flanked by mature trees and manicured lawns.  Due to the properties orientation the front garden provides a sunny spot for a morning coffee before the sun swings round to the rear garden for the rest of the day.

The secluded rear gardens have been beautifully landscaped with mature trees and borders around a manicured level lawn.  Immediately to the rear of the property a flagstone patio provides an excellent seating area and the patio continues to the side of the property where there is also direct access into the utility room via a stable door.

Directions

From our office in The Crescent turn right into Station Road and then right into Croft Road.  Turn immediately left into Long Hill and proceed past Woodlea School on the right hand side.  As the road narrows the property can be found a short distance on the left hand side.
