ACCOMMODATION
The current owners have lavished attention on Post Cottage and have updated and stylishly modernised the property whilst still retaining its quirky charm. Formerly the village Post Office, in the sitting room there is still the original window through which stamps were dispensed to the village. The charming and spacious 25ft double aspect sitting room also has an old brick fireplace with wood burning stove, exposed beams and a door to the cellar (which has restricted head height) and a further door to the garden.

There is a study area with original polished brick floor and a dining room again with exposed beams and a large built-in cupboard. The newly extended kitchen/breakfast room is a lovely room with a vaulted ceiling and is fitted with a range of bespoke hand-painted cabinets with granite work surfaces, black AGA and 2-ring gas hob, an integrated dishwasher and fridge. This sunny room has a polished Limestone floor and French windows which open onto the terrace and garden.

Up the original curved oak stairs is the first floor with a 17ft wide master bedroom suite which has far reaching views over the rear gardens and fields beyond. There is a private en-suite shower room with a window to the side. On this floor is a further good sized double bedroom which has an extensive range of built-in wardrobes and drawers and a single bedroom with a large walk in cupboard. On the second floor is a large attic double bedroom. This bedroom also overlooks the rear gardens and has another large storage cupboard.
OUTSIDE
Set behind hedges at the front of the cottage is a large spacious gravel driveway, providing off road parking for a number of cars and which leads to a detached garage. To the rear of the property and accessed from the kitchen/breakfast room, is a substantial utility room, beautifully fitted with bespoke units and with plumbing for washing machine and tumble dryer. Attached to this is a timber clad workshop.

Overhanging the paved terrace is a beautiful Wisteria providing summer fragrance and colour. Steps lead up to the very pretty, private, South-facing gardens with borders full of perennial cottage garden plants. To the side of the workshop is a vine-covered pergola and at the end of the 200ft garden is a delightful summer house. Beyond the gardens is open countryside.
AGENT'S NOTE
