A lovely three bedroom character cottage, once the Hearts of Oak Public house, located in an extremely convenient location opposite Waitrose and near the top of the high street. The cottage has two reception rooms, a pretty courtyard garden and a garage located behind the cottage accessed via St. Thomas Park.



The Georgian market town of Lymington offers cosmopolitan shopping and a picturesque harbour as well as two deep water marinas and outstanding sailing facilities. The town is surrounded by the natural beauty of the New Forest National Park. To the north is the New Forest village of Lyndhurst and Junction 1 of the M27 which links to the M3 for access to London. There is a branch line train link to Brockenhurst Railway Station (approximately 5.5 miles) which provides a half hourly service to London Waterloo with a journey time of approximately 90 minutes.



The front door opens in to a hallway with cloakroom, stairs to first floor and door through to the dining room. The old fireplace is no longer in use here but does back on to the fireplace in the lounge which is fully working with a gas fire under a wooden mantel and brick surround. The lounge has double aspect windows, alcove shelving and double doors through to the courtyard. The kitchen also has a double aspect with views over the courtyard and a range of fitted cupboards and worktop surfaces, space for fridge freezer, plumbing for a washing machine, wall mounted gas boiler, oven, 4 ring gas hob and fitted extractor.

Stairs rise to the first floor landing with fitted double cupboards. The spacious master bedroom with triple aspect windows and fitted cupboards. Bedroom two is also a very spacious double room with a fitted cupboard. Bedroom three is a medium sized room with courtyard views. The modern bathroom with double size walk in shower and contemporary finish completes the accommodation. 



The pretty rear courtyard is a lovely space for alfresco dining with an area for planting, high wall boundary and a gate through to the parking area with a single garage which in addition offers parking in front of the single up and over door.
