A 1930’s semi-detached home situated in Batheaston with impressive valley views. The property also has planning permission to extend and offers scope for someone to make it their own.

Victoria Gardens is a quiet cul-de-sac in the village of Batheaston situated on the fringes of Bath, just c.2 miles from the city centre. The property was built in the 1930’s and offers a fairly typical layout offered across two floors as well as an under-croft accessed from the garden. On the ground floor there is an entrance hall with stairs to the first floor, a sitting room at the front incorporating the bay window, it boasts a feature fireplace and stripped wooden floors. The dining room is beyond this and is all open plan throughout flowing around into the kitchen too. The kitchen is ‘L’ shape and has a fully fitted kitchen with integrated oven and hob as well as wall and base units and a larder underneath the stairs. On the first floor there are two double bedrooms, a single bedroom and the bathroom all accessed from a central landing where there is also a loft hatch. The rear bedroom and bathroom enjoy lovely views across the meadows and into the valley beyond. The current vendors have acquired planning permission to extend the property to the rear and side to increase the living accommodation further – planning reference 14/04095/FUL. The under-croft is accessed from the garden and is a great storage area beneath the property as well as a W.C.

Externally there are both front and rear gardens. At the rear are steps leading down from the kitchen onto a garden mainly laid to lawn. Mature shrubs and flower borders surround and there is a patio area directly off the back of the house. At the front is a courtyard style garden with steps up to the road level.
