" Located within the hugely desirable village of Teffont, Paddock View is a sizeable, detached, post war property, well positioned on the edge of the village within an elevated plot with pleasant views. The accommodation, which is centrally heated via an oil fired boiler to radiators and fully double glazed has had new carpets fitted and has recently been redecorated throughout. There are four bedrooms two of which share a (Jack and Jill style shower room, a large family bathroom, generous farmhouse style kitchen with separate dining area and a double bay fronted sitting room with open fire. To the front of the property is a private gravelled drive with parking, to the rear is a double bay parking space and the garden is fully enclosed and laid predominantly to lawn although there is a large sun terrace/patio area, fish pond and vegetable garden area with greenhouse. The property is offered for sale with immediate vacant possession. LOCATION The pretty village of Teffont Magna, located on the edge of the Nadder Valley, lies some ten miles to the south west of the historic city of Salisbury. The village is well known for its picturesque street scene beside the River Teff and its lovely collection of period houses and cottages, many of which have remained unchanged for years. The village has its own period stone church and the renowned Howards House Hotel. Neighbouring settlements include Tisbury, some four miles to the west, with a range of everyday shops and a mainline railway station with trains direct to London, Waterloo via Salisbury. There are local amenities nearby in Dinton including a village shop & post office and primary school (Ofsted rated as Good in 2010). Wilton, approximately six miles to the east, also offers a range of everyday facilities and the cathedral city of Salisbury boasts an excellent array of recreation, educational and shopping amenities together with a mainline railway station. DIRECTIONS From the cathedral city of Salisbury proceed in a westerly direction on the A36 toward Wilton. Proceed into and through the market town of Wilton following the A30 into Barford St Martin. Upon entering Barford St Martin, take the turning right signposted B3089 and continue into and through the village of Dinton. Continue to follow the B3089 into the village of Teffont Magna. Upon entering the village proceed through sharp right hand bend, after a short distance you will pass a bus stop on the right hand side followed shortly thereafter by a turning on the right into Lintern Close. Proceed up the drive and Paddock View will be found on the right hand side. TENURE AND SERVICES Tenure: Freehold. Wiltshire Council. Local Authority. Mains electricity, water and drainage connected.
