The Property
Originally called The Great Barn, Bursteads Barn is a late 16th
century timber framed barn that had 2 threshing floors. It is one
of only 450 aisled barns to survive in England with particular
features relating to the period of arched braces and queen struts
in the island roof framing, together with the early use of a
staggered butt purlin roof. The main barn is hugely impressive with
a high vaulted ceiling, exposed period timbers and exposed
brickwork. In the 4 years that the current owners have owned the
property, they have lovingly transformed it to a magnificent barn,
with 2 central pods featuring a cinema room and a games room. All
of the work has been carefully thought through and completed to a
very high standard, reflecting the ultimate needs for modern family
living and moving easily from one accommodation area to another. It
is set up for a sound distribution system that is able to fill the
whole barn with music, whilst it is also set up for Cat 5 satelite
and under floor heating throughout the main barn and the 2 wings,
with the exception of the upstairs bedroom.
The Great Barn Accommodation
There is a great sense of awe on entering this truly impressive
barn with its high vaulted ceiling and exposed beams. The
accommodation is arranged in a number of living areas and there are
2 central pods which delineate the areas. Most of the flooring is
polished applestone except in the drawing room and dining area. The
drawing room area sits to the right and features a superb exposed
brick chimney breast housing a wood burner. The first pod has a
boot room, the control system for the sound distribution and a
cloakroom. On the first floor is the cinema room with oak floor and
spectacular views over the rest of the barn. The second pod has a
sunken sitting room and on the first floor is a pool room, also
with excellent views across the rest of the great barn. The study
area sits to the rear of the property and contains several work
areas, and also on this side of the barn is a further sitting area
and a games area (currently used for table tennis). On entering the
barn to the left there is a sitting area and music area and this
leads through to a stunning kitchen/breakfast area with superb
bespoke individually made solid walnut units crafted by a cabinet
maker with tall units and granite work surfaces together with an
impressive D shaped glass breakfast table. There is a Falcon
integrated 5 ring induction hob with a double oven, wine cooler,
American style fridge/freezer, Bosch dishwasher and twin butler
sink. Leading from the kitchen/breakfast area is the guest wing.
The polished apple stone flooring continues in the hallway and
there are 2 good size double bedrooms west facing and with lovely
views and both have en-suite shower rooms.

Bedroom 2 also has an en-suite with walk-in shower. Bedroom 3 has
an en-suite bathroom. On the first floor is a 4th bedroom, light
and spacious with built-in cupboards, together with a further
bathroom.
Detached Cottage
believed to date back to the 18th century, this has also been
carefully planned to provide comfortable and spacious accommodation
that is evidenced by the fact that it is created as a 1 bedroom
annexe rather than with 2 or 3 bedrooms. There is Travertine
flooring in the hallway, kitchen, bathroom and utility room. The
sitting room is spacious and has a glazed French door and side
lights to the front of the property. The kitchen/diner has matching

size. The master bedroom is generously proportioned with a vaulted
ceiling and a study area and there is an en-suite with Jacuzzi bath
and a large shower unit. Completing the accommodation is a
cloakroom.
The Setting
the sweeping gravel drive provides plenty of parking space, there
are raised flower beds and lawned areas. There is a paved footpath
leading to the entrance to the main barn, flanked by raised lawned
areas with a water feature to the right hand side. The sheltered
area between the 2 wings has carefully evolved in the style of
Woodhenge, there are raised vegetable beds, a patio area
immediately to the rear of the great barn, whilst the rest is
mainly laid to lawn with stunning views across green belt rural
land and open countryside. There is a wide selection of trees,
