" DESCRIPTION Yew Tree Cottage is a very attractive Cotswold stone detached cottage boasting some 3.65 acres of paddocks and gardens located on the rural outskirts of Upper Minety near to the beautiful Flistridge Woods where there is a network of bridleways and footpaths. Believed to date back to the 1800s as originally two cottages, the property displays many period features whilst the accommodation was extended in modern times to create a sizable family home. The current owners have undergone a number of improvements to upgrade the property and reconfigure the layout including the creation of a full height feature staircase and installation of a new ground source heat pump system. There is further scope to enlarge the accommodation via an attic conversion subject to planning or linking the main house with the adjoining stone outbuilding of which planning permission was previously granted in 2014. Preparatory work has already been carried out for both of these options.

The characterful accommodation extends in all to 2,158 sq.ft. and boasts ample reception space in particular. The principal ground floor rooms all benefit from underfloor heating beneath Cotswold flagstone flooring comprising a large L shaped kitchen dining room, three reception rooms and an all weather Anglian conservatory installed in 2018. The new family bathroom is generously fitted with a separate bath and shower benefiting from underfloor heating.

Other notable improvements to the house include replacement double glazing throughout, oak hardwood doors, skirting boards and architraves, sensor LED lighting, re wiring and plumbing, and additional wall insulation. Equally, Yew Tree Cottage has been greatly improved externally with new paddock fencing, landscaping of both the front and rear garden alongside an excellent vegetable garden complete with polytunnel, plus a large extended driveway accessed through a five bar double gate provides ample parking for numerous vehicles.

The stone built garage fitted with electric doors and adjoining barn is an excellent addition, ideal for storage or for the car enthusiast as it stands, there is versatile scope to convert as accommodation to the main house, a home office, or ancillary accommodation. The front garden is well stocked with mature plants and the rear garden has been thoughtfully enclosed with fencing creating a secure area for pets and children. The conservatory overlooks a charming orchard to the side with a pond complete with waterfall feature. The two paddocks are arranged to the northern aspect and extend to 2.2 acres gaining from separate vehicular access off the lane.  

SITUATION Upper Minety is a rural village set between the larger villages of Minety and Oaksey. Minety 1.5 miles is a lively village with a strong sense of community echoed in their new community run shop and also boasting a pre school and excellent primary school. The village has a wide variety of clubs and activities, a village hall, well respected local rugby club, tennis club and two public houses. Oaksey 2 miles is a pretty and particularly desirable village with an excellent range of local amenities including a shop with post office, excellent primary school, public house and a church. The Capital of the Cotswolds market town of Cirencester 8 miles has a further range of shops and leisure facilities whilst the road network provides good access to Swindon and to the M4 and M5 motorways. There is a mainline rail service from Kemble 5 miles to Bristol and London reaching Paddington in about 75 minutes.
