" Tile Bridge Farm is a distinctive, individually designed country home extending to 2,500 sq ft (gifa) plus double garaging and stands in beautifully landscaped gardens and orchard, together with a series of post and railed paddocks extending to circa 6.325 acres overall. An additional vehicular access leads to a four bay general purpose portal framed agricultural building, part compartmentalised into 8 quality stables and a tack/work room. A purpose built manege with rubber base lies adjacent to this building and a field shelter and straw/hay store lie on the edge of the paddocks. These combinations create the perfect set up for those with significant equestrian requirements or who are seeking a livery based opportunity (subject to any necessary consents).

The A63 leads to Howden and the M62 which in turn leads eastbound to Hull. The Leeds inner ring road via Sherburn-in-Elmet is approximately 16 miles distant and has connections with the M621/M62 and the A1/M1 motorways.
Cawood CE Primary School can be accessed from Broad Lane and the village is served by a number Public Houses and local shops.
On entering the village over the iron bridge continue through the traffic lights in to Sherburn Street. Exit the village over the mini roundabout and proceed for half a mile and Bell Lane is a turning on your left. Tile Bridge Farm can be identified by the R M English for sale board.
