" Old Mead House dates back to the 18th century and measures approximately 2600 sq ft. Formerly the \"Rose and Crown\" village pub, it is perfectly situated on the corner of Rectory Lane and Church Lane, opposite the village Church in a quiet, peaceful setting. Both the house and gardens have been finished to a very high standard. \r\r\n\r\r\nThe ground floor comprises a kitchen/breakfast room, which was updated in 2010 and boasts a wide range of units including base and eye-level soft close cupboards, granite worktops, a Range Master oven with a five ring gas hob, plate warmer and extractor hood, 1.5 bowl sink with mixer tap, an instant hot water tap, generous breakfast area and additional breakfast bar. There are also integrated appliances including two Siemens under-counter fridges, a dishwasher and a built-in microwave oven. \r\r\n\r\r\nOff of the kitchen/breakfast room is a snug with a fireplace, which although is not currently used, could be opened up, subject to the necessary precautions. Off of the tiled entrance hall is the bright dining room which looks onto the front of the property. The utility room has good storage cupboards with solid wood worktops, room for a chest freezer and has access to the side of the property. \r\r\n\r\r\nThe impressive dual aspect sitting room measures approximately 22'2\" x 16'3 ft and features vast storage space spanning the width of the room and French doors which open onto the rear garden. There is also a bright study which has French doors opening onto the decking area outside. Also on the ground floor is a guest bedroom and a separate shower room, both with white suites.\r\r\n\r\r\nThe first floor comprises a family bathroom which benefits from a separate bath and shower and a heated towel rail. There are five bedrooms, four doubles with an en suite to the master and a single. There is also built-in storage both to the master and bedroom five.\r\r\n\r\r\nThe property is perfectly set within south east facing grounds approaching 0.4 acres. The well-stocked garden is laid predominantly to lawn with mature trees and established flower beds and neat hedging. There is extensive decking which enjoys views to the village Church. There is also an external barn and an extensive workshop.\r\r\n\r\r\nAgents Note\r\r\nIt could be possible to combine the guest bedroom and shower room with the utility as a self-contained annexe, subject to the necessary constraints.
