" Heath Cottage, set in the heart of the popular village of Binfield Heath is a delightful three bedroom cottage that offers good accommodation throughout and the opportunity to update. An entrance lobby opens into the main sitting room which has an exposed wooden floor, a feature that runs throughout the ground floor, and a brick surround fireplace. A toilet and stairs to the bedrooms are found between the sitting room and kitchen. The kitchen/breakfast room provides an area for a dining table and the kitchen is fitted with below counter units and there is a breakfast bar. A garden room lies beyond the kitchen and provides direct access to the garden and there is a utility room with a side door that provides access to the front and rear garden.
There are three bedrooms including the master suite which has built in wardrobes and an en-suite shower room. A family bathroom serves the two remaining bedrooms.

Situation
Binfield Heath has a thriving community, its own church, village shop & gastro restaurant Orwells. A short drive away is the Station at Shiplake with train services connecting through to Reading & Paddington. The town of Henley on Thames, famed for its annual Royal Regatta, is within a short drive & has a fine selection of shops & boutiques, plus excellent leisure facilities including bars, restaurants, a cinema & theatre. Access to the M4 is available at Reading & Theale. The M40 is available at Lewknor, near Watlington. The surrounding countryside offers some of the finest walking & riding in the Chilterns. There are many highly regarded schools in the local area, both state & independent. Heathfield Close falls within the catchment area and on a free bus route to the local Primary (Lower Shiplake) School, Gillotts Secondary School, Shiplake College & Bluecoats School. There is a bus route to Reading & Henley.
