" An historic, Grade II Listed timber-framed cottage which is believed to date from the Sixteenth Century standing within glorious gardens in a prime Shropshire location

LOCATION Hilton is a small hamlet situated between the City of Wolverhampton and the historic market town of Bridgnorth in an accessible and easily commutable position. The wide ranging facilities and amenities afforded by both Bridgnorth and Wolverhampton are within easy reach and there is a local convenience store situated in Rudge Heath which is just a few minutes drive away. The area is well served by schooling in both sectors with a highly regarded local primary school being nearby in Worfield. DESCRIPTION The Old House is a fine example of a timber-framed property which is believed to have Tudor origins. The house has been altered over the years so that it now provides comfortable living areas with modern appointments and yet the cottage has lost none of its authentic charm and character. The property has been run successfully as a bed and breakfast venture. The potential exists for the continued use of the property in its commercial venture but it is equally viable to see the house as just a family home of much warmth. An INNER HALL with the secondary entrance door to the gardens leads to the cosy SITTING ROOM with a wide inglenook style fireplace with sandstone cheeks and tiled hearth together with a cast iron solid fuel burning stove, a light through aspect, beamed and raftered ceiling and exposed wall timbering. The KITCHEN / BREAKFAST ROOM has a well appointed kitchen area with a range of cream units and co-ordinating centre island with breakfast bar and an informal dining area with French doors to the garden. The room is of an excellent size for contemporary requirements and it is unusual to find a cottage of this nature with a kitchen of this size. There is a LAUNDRY off the lounge with a door to the lean-to VERANDAH with fuel store and which also leads back into the kitchen. Stairs from the sitting room rise to the LANDING with exposed timbering, a wide bank of linen cupboards and an airing cupboard. The PRINCIPAL BEDROOM has exposed timbering, two built-in double wardrobes and an ENSUITE SHOWER ROOM with a tiled shower, wc and a vanity unit with wash basin. There are THREE FURTHER DOUBLE BEDROOMS and a HOUSE BATHROOM. OUTSIDE The Old House is approached over a driveway laid in tarmacadam which leads through wooden gates and which provides ample off street parking for several vehicles. There is substantial GARAGING to the side and it is considered possible that further living accommodation over two storeys could be created by the sympathetic conversion of part or all of this garaging wing (STPP). The GARDENS are a particular delight and have been well cared for and well tended by the current owners. There are sweeping lawns with well stocked and matured beds and borders with an area of productive kitchen garden, a decorative central bed with ornamental pond and flagstone surround and a large patio providing a charming al fresco dining area. There is a timber GARDEN CHALET with electric light and power providing a lovely summerhouse, a second CHALET providing a hobbies room and, overall, the garden provides a superb setting for the residence. SERVICES We are informed by the Vendors that mains water, electricity and drainage are connected and that the central heating is oil fired.
