" Lunds Farm House is a beautifully presented Grade II Listed timber framed family residence with separate ancillary/annexe accommodation set in an idyllic position, adjacent to open farmland with lovely far reaching views over surrounding countryside. The property is listed due to its architectural and historical importance with the listing confirming that origins of the house are believed to date no later than 1630. This exceptional property has been carefully maintained and extended in subsequent years and now presents well planned family accommodation in excess of 2400sq.ft (excluding annexe). Within the reception hall, there is an attractive soft red brick work inglenook fireplace with oak bressumer beam and raised brick hearth; exposed timbers to one wall incorporating diamond mullion leaded windows which are believed to date back from the 17th Century. The attractive brick and stone flooring leads to the principle sitting room at the front of the property which is a lovely size and enjoys a duel aspect, again, with exposed heavy timbers and polished wood flooring. This opens to a formal dining room at the rear of the house with bi-folding multi paned glazed doors leading to a sunny patio terrace garden and a most impressive air-conditioned Victorian style double glazed conservatory.

The beautifully fitted bespoke kitchen is located at the rear of the house with a separate laundry room and ground floor cloakroom. There is an excellent range of fitted cabinets with solid wood work surfaces and some integrated appliances. Adjacent to the hallway, there is a small study overlooking the front courtyard. From the hallway, a staircase rises to the first floor where the property divides into the older part of the house located at the front with exposed timbers, sloping eaves and dormer windows. The family bathroom features a white period suite with raised slipper bath, pedestal basin and WC. From the main landing into the rear of the house, there are two of the double bedrooms with built in storage and separate modern fitted shower room.
Externally, the property is approached via electronically operated timber gates and security entry phone system to an extensive gravelled parking area to the front and side of the house. This also leads via a five bar gate to the west side of the plot where there is a substantial timber constructed cart lodge for two cars with adjoining office having power and lighting. A pedestrian five bar gate from here leads to the rear of the property which enjoys a lovely southerly aspect and where you will find an extensive paved patio terrace extending across the majority of the house, linking the dining room and conservatory making an ideal entertaining area. The grounds are extensively laid to lawn, flanked by mature hedgerows and with grey stone paved pathing extending along the garden to a further post and rail fence and five bar gate. From here, there is access to the annexe/ancillary building, which is a modern structure of timber construction, with clay tiled roof. Accommodation comprises a reception hall measuring 10?2 x 9?3, vaulted living accommodation with bedroom 13?6 x 13?8, separate shower room, living room 13?8 x 10?7 and fitted kitchen 13?8 x 10?7. Outside, there is a private garden being laid to lawn with paved patio.
